Delaware Trails sprung up as a neighborhood when Indianapolis developed northward in the mid-20th century. Though originally founded as a suburb, the neighborhood became part of Indianapolis proper when the city and county governments consolidated in 1970. So even though it has a city address, Delaware Trails feels more like a small suburb at the edge of the city. “The best part about Delaware Trails is its location,” says Bob Kincaid, owner of Kincaid Realtors, LLC. “There’s not much it doesn’t have -- it’s very desirable.” The area offers a wide selection of homes and convenient access to shopping, parks and highly rated schools.

Diverse home styles, condos and a sense of privacy
Mature trees shade much of the neighborhood’s streets, giving most homes a sense of privacy. Delaware Trails features a variety of housing styles, sizes and prices. Traditional architecture, Cape Cods and ranch-style homes are common single-family styles that often sell between $200,000 and $700,000. Newer homes with both contemporary and traditional architecture can sell for just below $1 million. Condos built in the 1960s and '70s are also prevalent, and range between $85,000 and $220,000. “There’s just about everything you want in Delaware Trails in the way of price, home quality and traffic patterns,” Kincaid says.

Washington Township public schools, plus The Orchard School
The Orchard School, an A-plus rated private school serving kindergarten through eighth grade, is on a 43-acre wooded campus in Delaware Trails. Outdoor education is part of The Orchard School’s curriculum, including a 27-element ropes course. Hasten Hebrew Academy, the only Jewish Day School in Indianapolis, has been in the neighborhood for 50 years. Public school students can attend Fox Hill Elementary School, which rates a B-minus on Niche with a diverse student body representing 10 countries and 14 languages. In the northern part of the neighborhood, students attend C-plus-rated Willow Lake Elementary, which offers a Spanish-English immersion program. Westlane Middle emphasizes individualized student support via the Advancement Via Individual Determination (AVID) program, and also scores a B-minus. All Washington Township public schools feed into North Central High School, which boasts an A-rating and is known for its championship-winning athletics and International Baccalaureate program.

Outdoor amenities near the White River
Holliday Park is one of the biggest attractions in Delaware Trails. Park visitors can observe the ruins of the St. Paul Building, which formerly stood in New York City, traverse nearly 4 miles of trails and observe 1,200 kinds of trees at the arboretum. The White River borders the park, which features a White River Lookout spot. Juan Solomon Park is another neighborhood recreational area that offers picnic tables, a playground and tennis courts. Founded in 1923, Meridian Hills Country Club is one of Indiana’s most venerable golf courses. A championship-level course, Meridian Hills hosted the 1956 U.S. Women’s Amateur.

Car-dependent with access to Ascension St. Vincent Hospital
Delaware Trails is 9 miles north of downtown Indianapolis and 5 miles south of the I-465 loop, which rings around Indy’s perimeter and provides a quicker trip to Indianapolis International Airport than the 22-mile distance would indicate. The IndyGo 28 bus travels through the neighborhood on Hoover Road. The neighborhood is primarily car-dependent, but there are bike lanes on 73rd Avenue. Ascension St. Vincent Hospital — a stroke, trauma and transplant center — is about 3 miles north of Delaware Trails.

A family-friendly rubber duck race along Central Canal
The neighborhood’s proximity to Broad Ripple makes it ideal for attending events such as the Broad Ripple Duck Race and 5K. The family-friendly event is highlighted by a “race” of thousands of rubber ducks floating down the Central Canal. The neighborhood is also 3 miles north of Hinkle Fieldhouse. A National Historic Landmark built in 1928, Hinkle is home to the Butler University basketball team.

Delaware Trails is a diverse area and is a longtime center of the Jewish community in Indianapolis.
