Delaware Trails has a broad range of home styles and prices

Delaware Trails has an array of home styles, sizes and prices on tree-lined streets. The neighborhood mostly has mid-20th century ranch-style, split-level, Colonial Revival and Cape Cod homes on half-acre lots, although there are a handful of post-2000s builds. Single-family homes sell from the low $200,000 to the mid-$600,000s, while newer homes and renovated properties on large lots range from the low $900,000s to nearly $2 million. You can also find condos and townhouses for less than $100,000 and up to the mid-$300,000s. “There’s just about everything you want in Delaware Trails in the way of price, home quality and traffic patterns,” says Robert Kincaid, a partner at Kincaid Realtors with more than 40 years of experience.

Celebrated schools in Washington Township, plus private options

The area has respected public and private school options nearby. The Metropolitan School District of Washington Township is known for its diversity and academic excellence. North Central High School is one of the most diverse public high schools in the state and offers opportunities to earn college credit and the International Baccalaureate Diploma. There’s also plenty of coveted private schools nearby, including:

Parks and recreation in Delaware Trail include Holliday Park

Holliday Park is the go-to green space for residents in Delaware Trails. The 90-acre park is known for its miles of wooded hiking trails and the unique ruins of the St. Paul Building, which formerly stood in New York City. Paddlers and anglers can access the White River from the park or enjoy scenic views from a lookout spot. Hikers and bikers can hop on the nearby Canal Towpath Trail or park at the 96th Street parking lot to access the Monon Trail, a nearly 30-mile path that leads to downtown Indianapolis. The private Meridian Hills Country Club has an 18-hole championship course and racquet sports courts, among other amenities.

Amenities in Broad Ripple and things to do nearby

Broad Ripple’s vibrant nightlife, shops and restaurants are just a few miles away. The Vogue Theater is a former midcentury movie house that was revived into a live music venue. Popular restaurants include Kilroy’s, BRICS Ice Cream and Fire By the Monon. Closer to home on Michigan Road, locals can visit Driving Wind Berry Farm and Café. It’s open year-round, but the pick-your-own berry season runs from May through mid-August. Even more amenities are within a 5-mile radius, such as:

  • Newfields, Indy’s art museum and botanical garden

Transportation options and commute times in the area

Delaware Trails is mostly car-dependent, but there are bike lanes on 73rd and 64th streets and some IndyGo Bus Stops on Hoover Road. Downtown Indianapolis is less than 10 miles south, a roughly 20- to 30-minute drive depending on traffic. You can also get to Carmel in about 20 minutes. Interstate 465 is a few miles north and forms a ring around the Circle City. Accessibility is a major draw for buyers, according to Emily Dyer Humphrey, a Realtor with Carpenter Realtors and area resident. “You still have that suburban feel even though you’re living in the city,” she says. “And if you think about the suburbs around Indy on the north, east and west side, you’ve got more drive time before you can get to malls or a Target or even a hospital. Everything’s so close here.”

Community spaces and events

There are several spots for culture and connectivity in Delaware Trails, including the Indianapolis Latvian Community Center and JCC Indianapolis, a longtime Jewish community center with fitness facilities and a pool. Nearby Broad Ripple has events like the annual Broad Ripple Duck Race and 5K, a family friendly event highlighted by a “race” of thousands of rubber ducks floating down the Central Canal.
