Homes are accessible to first-time buyers

Affordability makes Poplar Grove popular with first-time homebuyers. “It is a mostly residential area and until recently this was an area that was high in renters versus homeowners,” Forrest says. The neighborhood’s original houses are typically ranches. Newer subdivisions include patio homes and contemporary single-family brick-and-vinyl structures built after 2000. Prices in Poplar Grove range from $134,650-$410,000.

Franklin Township schools are highly-rated

Franklin Township schools provide much of Poplar Grove’s appeal. Thompson Crossing Elementary fits the needs of Poplar Grove’s population by being the only Franklin Township school with a dual-language immersion program. Spanish and English speakers spend half the day taught in their native language and the other half instructed in their new language. Thompson Crossing, which serves K-3 students, receives a B-plus rating from Niche. Students move on to B-plus rated Edgewood Intermediate for fourth through sixth grades. B-rated Franklin Central Junior High serves seventh and eighth grades before students advance to Franklin Central High. Franklin Central High School has an A-minus Niche rating.

Easy access to interstates

Nearby access to Interstates 465 and 74 makes Poplar Grove ideally situated to reach anywhere in the southern or eastern parts of Indianapolis. An annual fair and weekly racing

The Marion County Fairgrounds are just minutes away from Poplar Grove. Home of the annual Marion County Fair in late June and early July, it also features weekly dirt-track auto racing at Circle City Raceway. The race schedule begins in April and culminates with the Spooky 200 in October. Hanna Haunted Acres is another spooky season staple. Located in the exact midpoint of Poplar Grove, the farm complex features a corn maze, haunted hayrides and haunted houses.

Retention ponds help with flood risk

By design, nearly every Poplar Grove subdivision features a retention pond to help mitigate the low-lying area’s risk of flooding. Big Run, which cuts through the southeastern portion of Poplar Grove, carries a moderate flood risk after heavy rains.
