A neighborhood undergoing revitalization efforts and development
Ten miles from downtown Los Angeles, South Inglewood is a neighborhood that is seeing investment and is full of possibilities. "Historically, this has been a rough neighborhood, but you have a lot of plusses — you're near the beach, LAX, Beverly Hills and Culver City — and development from so-called Silicon Beach, where Snapchat is based, is trickling into South Inglewood," says Dario Svidler, Partners CRE's executive vice president, who has almost $1 billion in career sales. Home to the Rams and Chargers, the construction of an NFL stadium near the neighborhood has changed a lot. "SoFi is right there, and property values are going up," says Matthew Stark with The CREM Group, who knows the area. "It's an extremely competitive market that people want to get into. There's a lot of potential."

SoFi Stadium is the centerpiece of nearby Hollywood Park project
SoFi refers to SoFi Stadium, the centerpiece of Hollywood Park, a sprawling contemporary entertainment complex in neighboring Morningside Park. It's an NFL stadium that also attracts some of the biggest acts in the world — Taylor Swift's Eras Tour stopped by in August 2023. Other attractions include The Forum, which attracts the country’s biggest musical acts; You Tube Theatre, a more intimate setting for concerts; and Hollywood Park Casino, home to one of LA's best card rooms. In addition, the new home of the NBA’s Clippers, the Intuit Dome, is currently under construction in South Inglewood. “The attractions have only bettered the neighborhood,” says Stark. “It’s drawn people to the area. You’re going to see more and more development, and there’s just a ton of opportunity.”

Homes are on the small side but you can get a deal
The housing inventory in South Inglewood is single-family, with no inventory of condos and townhomes. However, the neighborhood has some multifamily units, such as duplexes and medium-density apartments. Homebuilding started in the 1920s and continued through the ‘60s, with the median year built around 1948. Architecturally, there is a heavy emphasis on the prewar bungalow, some with Craftsman influence, and the classic postwar ranch-style home. Houses in the neighborhood are on the small side, usually two- to three-bedrooms and about 1,500 square feet. Home lots are moderately sized, with houses set back from the sidewalk with small front yards and more generous backyards. “People are taking pride in their homes, so it’s a nice place to be,” says Stark. Homes can be priced as low as $600,000 and up to $1.4 million, though most land between $700,000 and $1 million. "For LA, prices are more affordable here Multifamily units are priced between $800,000 for a duplex and $8 million for a 28-unit apartment building.

Big-box shopping and chain dining along the Century Boulevard corridor
Retail and dining options are throughout the neighborhood, with a large concentration along the Century Boulevard corridor. Costco, Marshalls and Michaels are among the big-box retail stores at The Village at Century shopping center. There's an Aldi and Food 4 Less for stocking up on groceries. Center Park is the community's primary green space
On just over an acre, Center Park is a welcome green space in the concrete jungle known as Inglewood. The dog-friendly park has a playground for children aged 5 to 12 with multiple slides and a rubber surface base. There is outdoor fitness equipment for locals looking to exercise, benches to relax on and picnic tables under a pavilion. Just north of South Inglewood in Morningside Park is Hollywood Park, a 300-acre mixed-use development with SoFi Stadium and about 25 acres of parkland. Lake Park is a 12-acre green space that is one of LA's crown jewels of outdoor spaces. The park collects and reuses stormwater, filtering it through natural wetlands and feeding the 12-foot waterfall that cascades into smaller waterfalls. Proximity to the beach is also a big draw to the neighborhood. Playa Del Rey Beach is about 8 miles away via Imperial Highway and Interstate 105. The beach is known to be relatively quiet compared to nearby Ventura Beach — a great place to relax by the ocean without the crowds.

Proximity to LAX means air traffic noise in and around Inglewood
South Inglewood has direct highway access — Interstate 105 makes up part of the neighborhood’s southern border and links up to Interstate 110 about 3 miles west. “This is a walkable neighborhood with a lot of public transportation options,” Svidler says. “You’ve got multiple bus routes along most major roadways, and the Crenshaw Station connects to the K-Line Metro, which brings people in for football, basketball, concerts — all that stuff.” For those who commute, Los Angeles is about 12 miles north via the 110 freeway, a drive that can take almost an hour during unpredictable rush hours. Manhattan and El Segundo are two of the closest beaches, about 10 miles west of the neighborhood. Frequent fliers will appreciate the proximity to Los Angeles International, just 6 miles away via the 105. Both the city of Inglewood and LAX have taken mitigation efforts to reduce the amount of plane noise, including south-proofing homes and shifting runway usage between 10 p.m. and 7 a.m. Still, heavy air traffic is just a reality in this area. Centinela Hospital Medical Center is the closest medical facility, about 3 miles north via South Crenshaw and West Century boulevards.
