Iosco offers quiet country living within reach of nearby cities
Iosco Township offers a farming, fishing and hunting lifestyle, but it's still relatively close to nearby cities. The township of about 3,800 residents is located in Livingston County, the heart of southeast Michigan. "Iosco is very rural," says Realtor of 20 years and lifelong Livingston County resident Heather Mahon. "It's a lot of farmland, and there are a lot of property owners." Mahon notes that most people need to drive about 15 miles to get to most amenities. "People usually go to Fowlerville or Howell; there are many more options and an outlet mall," she says. Residents are also within 40 miles of the nearest city, Lansing, via Interstate 96, so dining, retail and major employers are within reach. Still, Iosco Township is a heavily agricultural area, where residents may find more cornfields, lakes and cows than developed parks and fast-food joints.
Homes with acreage and lower taxes in Livingston County
According to Mahon, space to stretch out and Livingston County's lower property taxes draw most buyers to Iosco. Many homes here sit on two to 10 acres of countryside, so privacy is abundant. Land offers space to farm, homestead or care for horses. There are mainly manufactured, ranch-style and farmhouse-style homes here, priced between $275,000 and $475,000. Buyers will also find larger farmhouse-style or New Traditional homes on larger lots that may list between $500,000 and $1 million.
Public schools range from B-plus to C-plus on Niche
Stockbridge Community Schools serves just over 1,100 students and earns an overall C-plus rating from Niche. Students in pre-kindergarten through second grade attend B-plus-rated Emma Smith Elementary. Third through sixth grades attend B-minus-rated Heritage School. C-plus-rated Stockbridge Junior/Senior High serves seventh through twelfth grades. The school has a large academic program, with options such as baseball, basketball, football and wrestling.
Brighton and Pinckney Rec Areas offer year-round outdoor activities
State recreation areas surround Iosco Township, inviting residents to spend time outdoors. "Hunting and fishing are big here," Mahon says. "There's a lot of state land here, and we have a lot of parks around Fowlerville and Howell." Brighton Recreation Area is about 10 miles east of Iosco, spanning nearly 5,000 acres of hilly maple, oak woods and several lakes. The park has a disc golf course, playground, picnic areas, and a swimming beach. There are also trails available for hiking, mountain biking and horseback riding. Brighton's Bishop Lake and Murray Lake are popular for paddling and fishing for bass and pike. Pinckney Recreation Area is less than 20 miles south of the township, encompassing over 11,000 acres of lakes, oak forests and wetlands. This area is best known for offering swimming at Halfmoon Lake Beach and Silver Lake Beach. Visitors often rent kayaks and canoes or bring their boats and paddleboards to enjoy the chain of lakes that dot the park. Pinckney also has its share of trails, playgrounds and picnic areas. In nearby Fowlerville, about 10 miles north, visitors can take the kids to the playground at Centennial Park or enjoy the carnival rides and rodeo events at the Fowlerville Family Fair.
Local eateries and outlet malls are within a 15-mile drive
Residents are within 15 miles of the dining and retail hubs along Interstate 96. There's a Walmart in Fowlerville and chain retailers at the Kensington Valley Outlets in Howell. Fowlerville has classic diner grub at Fowlerville Farms Family Restaurant, and local craft beers and comfort food are available at Howell mainstays like 2FOG's Pub. In Howell, there is also a VG's Grocery and an ALDI. More dining, grocery and big box retail options exist in nearby cities like Lansing, just over 35 miles from Iosco.
Iosco has access to major highways and nearby cities
Iosco Township is close to several major thoroughfares to connect car-dependent residents across the area. Michigan State Routes 36 and 52 are within 10 miles, and Interstate 96 is about 15 miles away. The nearest medical center, Trinity Health Livingston Hospital, is just under 15 miles northeast in Howell. Via I-96, Capital Region International Airport in Lansing is about 40 miles from Iosco. I-96 also connects the township to larger cities like Ann Arbor, 40 miles away, and Detroit, 70 miles away. Iosco Township has a one out of 10 CAP Index Crime Score, lower than the national score of four out of 10.
