Suburb perched beside Lake Ontario

Irondequoit is becoming a popular market for first-time homebuyers, thanks to its commuting and outdoor entertainment options. The community's name means "where land meets water" in Iroquois, and that sums up the huge draw for residents. South of this suburb is Rochester, to the west is the Genesee River and to the north and east are Lake Ontario and Irondequoit Bay. All that natural beauty is easy to love. “The people who are from here tend to stay there. Folks are loyal to Irondequoit as homeowners,” says Andrew Hannan, a Realtor with Keller Williams Realty Greater Rochester and a Rochester area local. Locals also move to a spirited beat in this town, home to the House of Guitars, a music store founded by two brothers in their mother’s basement. “It’s a famous music store where people from all over come to visit,” says Sharon Quataert, Realtor with Sharon Quataert Realty, who has been in the industry for over 30 years. Over the years, this unassuming store has been a stop for world-renowned artists like Ozzie Osbourne, Cheap Trick, Metallica, and Mötley Crüe. According to the Census, Irondequoit’s population in 2022 was around 50,780, a 1.7% decrease from 2010. Healthcare is one of the biggest industries in the area, with several medical centers and clinics lining Ridge Road to the south.

A popular market of midcentury starter homes

Home prices range from $100,000 to $750,000, varying by square footage and remodel status. Most of the community was built between the 1920s and the 1940s, with many homes showcasing gumwood trim, drawing potential buyers looking for what Quataert says is old home charm. Modest Cape Cods, Tudors, ramblers and Colonial Revivals dot the tree-lined streets, with a median selling price hovering around $200,000. “The lion’s share of homes are considered a starter size with three beds and 1.5 baths,” says Hannan. “It’s popular for first-time homebuyers because they're smaller and fall closer to their price point, with proximity to the water and good school systems.” However, the housing market in Irondequoit is competitive, with more buyers than sellers. Data from the Irondequoit Police Department showed a gradual decrease in violent crimes from 2021 through 2023, while property crimes rose during that same time. Irondequoit’s overall crime rate runs well below the national average.

Summers at Seabreeze Park and boating on Irondequoit Bay

Irondequoit experiences four distinct seasons, with snowy winters and mild summers. There is a mild flood risk for properties by the Genesee River or other smaller waterways throughout the community. Waterfront activities are popular amongst residents at Lake Ontario and Irondequoit Bay. “People are often seen cruising around on jet skis and pontoon boats in the summertime,” Quataert says. Locals also hike and fish along the banks of Bay Park West or practice their swing on the range at Durand Eastman Golf Course. Another local favorite is Seneca Park, spanning 297 acres. Residents here can stroll along the Genesee River Gorge or feed ducks at the duck pond. Camp Eastman is a popular weekend getaway spot in the summer, offering a camping ground, a playground and a splash pad to escape the heat. Those looking for adventure-filled days can head to Seabreeze Amusement Park or Seneca Park Zoo, which offers programs for kids and teens, such as the Wildlife Action Crew, where local teenagers conduct a conservation case study across a six-week program. “[Seabreeze] is not too big, but it's right near the water and it's another thing that brings people here from all over Rochester in the summer.”

Two school districts serve Irondequoit's youth

For public education, the suburb is split between two zones: East Irondequoit Central School District, which is rated a B-plus on Niche, and West Irondequoit Central School District, which gets an A-rating.

Daily errand runs often involve a quick drive to Irondequoit Plaza, home to nail and hair salons, chain stores and the regionally popular Wegmans for groceries. “First-time [homebuyers] see a lot of value in these amenities like the new I-Square development with businesses close by.” I-Square is a trendy food hall with fast casual dining options like Hong Kong One Chinese, FishFace, and Dolce Fina Coffee. For a more upscale atmosphere, The Pasta Villa serves authentic Italian dishes. Locals can also head to the seasonal Irondequoit Farmers’ Market on Thursday evenings for fresh produce, artisan crafts and sweet treats.

Many folks drive 5 miles to Rochester for work

Irondequoit residents can easily access New York State Route 104 for wider regional access or commute to Downtown Rochester after a 5-mile drive south on Saint Paul Street. For public transit, RTS bus stops are scattered around main streets like Ridge Road and Hudson Avenue. Frederick Douglass Greater Rochester International Airport is 12 miles west for domestic and international flights.
