Residential Portola Springs is composed of winding roads with limited through traffic. The yards have enough room for garden beds, which the HOA often landscapes with palm trees, cypress trees and rose bushes. With names like Azul, Cielo and Sierra, the smaller developments within the community all have Mediterranean architecture, giving the community a cohesive feel resembling a Spanish village. Most of the houses were built from the mid-2010s through the 2020s and feature outdoor spaces like balconies or California rooms. HOA fees range between $150 and $400 a month, going toward lawn maintenance as well as upkeep for pools and parks. Two-bedroom condos range from $1 million to $1.2 million, while four-bedroom single-family homes range from $1.7 million to $5 million. Many of the homes on the higher end are new construction builds in the Cielo development, which is at the top of Portola Springs. Directly north of Portola Springs, Limestone Canyon Nature Preserve offers access to the Santa Ana Mountains with miles of hiking, biking and horseback riding trails. The area’s most acclaimed red rock formation is The Sinks, often described as a small version of the Grand Canyon. The mountainous area creates a major fire risk for Portola Springs, but the community is prepared to evacuate if a wildfire breaks out; the area was evacuated due to wildfires most recently in 2020. Within the neighborhood, there are many footpaths and bikeways that weave between nine parks. The popular 32-acre Portola Springs Community Park offers pickleball courts, soccer fields, a playground and a picnic pavilion. The park’s Portola Springs Community Center is a reservable space ideal for large events like parties and weddings. At smaller recreation spots like Round Canyon Park, Highland Park and Plateau Park, residents can find swimming pools as well as picnic and barbecue areas.Family-friendly attractions like the Wild Rivers Waterpark and the Pretend City Children's Museum

Portola Springs is a car-dependent community. Conveniently set at the junction of state routes 133 and 241, Portola Springs is about 5 miles northeast of Irvine Spectrum. Via Interstate 5, the neighborhood is about 50 miles away from downtown Los Angeles. Kaiser Permanente Orange County - Irvine Medical Center, the closest hospital, is also about 5 miles away. Although Portola Springs doesn’t have any retail, it’s only 3 miles away from Woodbury Town Center, a sprawling open-air mall. Here residents can go out to eat at a wide range of restaurants, including the casual LA-based chain Shin-Sen-Gumi, which serves Japanese dishes like udon and ramen. For a more upscale feel, locals can dine at the Marble Steakhouse & Grille, best known for its Korean barbecue. Those who don’t have time for a sit-down meal can pick up fast food. The mall also offers big-box stores like Home Depot and HomeGoods, plus grocery options like Trader Joe’s and Ralph’s.
