Mediterranean condos and single-family homes in Portola Springs
Residential Portola Springs is composed of winding roads with limited through traffic. The yards have enough room for garden beds, which the HOA often landscapes with palm trees, cypress trees and rose bushes. With names like Azul, Cielo and Sierra, the smaller developments within the community all have Mediterranean architecture, giving the community a cohesive feel resembling a Spanish village. Most of the houses were built from the mid-2010s through the 2020s and feature outdoor spaces like balconies or California rooms. HOA fees range between $150 and $400 a month, going toward lawn maintenance as well as upkeep for pools and parks. Two-bedroom condos range from $1 million to $1.2 million, while four-bedroom single-family homes range from $1.7 million to $5 million. Many of the homes on the higher end are new construction builds in the Cielo development, which is at the top of Portola Springs. This area features views overlooking the city lights of Irvine.

The park’s Portola Springs Community Center is a reservable space ideal for large events like parties and weddings. At smaller recreation spots like Round Canyon Park, Highland Park and Plateau Park, residents can find swimming pools as well as picnic and barbecue areas.
