Hyson-Bennett Mills takes its name from two key corridors passing through this extensive suburban community. Hyson Road runs parallel to Interstate 195 along the north side, while Bennett Mills curves through the south side near pockets of small businesses. One of the prime appeals of this neighborhood is just how close it is to many of the other highly trafficked roads in Howell Township. “There’s retail up and down Route 9,” says Allie Farinhas, a Realtor with Re/Max Innovation. “It can get kind of congested, but we are a tri-state area near a lot of arteries." The neighborhood might not be as historic as eastern parts of Howell, where a living history museum and restored ironworks tell of the area’s industrial and storied past. But it's not detached from open spaces and rural elements. "If you drive down places like Fort Plains Road, you'll see people on septic wells and lots that can be anywhere from 1 to 3 acres," says Viviana Mejia, a Realtor with Keller Williams, speaking on a route that feeds into Hyson Road. Overall, this is a modern side of the township, appealing to lifestyles prioritizing convenience along with easy access to parks, walking trails and a country club.

Homes here range from townhouses to brick mansions

One way for homebuyers to dive into the diverse housing of Hyson-Bennett Mills is to begin with townhouses. In the range of $329,000 to $460,000 there are two-bedroom and three-bedroom units. But from $480,000 to $550,000, ranch-style homes sit on leafy lots. Split-level homes range from $560,000 to $625,000. Modern traditionals add an eclectic flair to the neighborhood and sell for $700,000 to $900,000. Homes that are $1 million or more tend to be contemporary Craftsman styles from the 2020s, as well as brick mansions that can sit on lots greater than an acre. The landscape is classically suburban overall, with houses framed by driveways, sidewalks and mature trees.

Jackson Memorial High known for its sports teams

Students can begin at Howard Johnson Elementary, which covers prekindergarten to fifth grade and earns a B-plus from Niche. Carl Goetz Middle is B-rated and has a 12-to-1 student-teacher ratio, with nearly 1,000 students attending. Lakewood Country Club and Pine Park blend together for big outdoor fun

Harfield Mini Park in the heart of the neighborhood offers a small escape, including a playground and open green space with views of suburban homes. Metedeconk Preserve is 4 miles west, and intrepid nature enthusiasts can take a canoe through this floodplain forest. Lakewood Country Club, founded in 1896, has an 18-hole course and a sports bar. The club adjoins Pine Park, a 150-acre space with athletic facilities, playgrounds and campgrounds. "We also have the Freehold Raceway about 10 miles north," says Farinhas. "Equestrian culture is part of the area's identity."

Small plazas and strip malls make up retail scene in Hyson-Bennett Mills

Small plazas and strip malls offer some of the quickest retail access for residents. Brook Plaza on the south side, for example, has a Mexican restaurant and a fitness center. Down the street Brewers Bridge strip mall offers a few more casual dining options, like Burger Bar, where all manner of burgers, hot dogs and fried chicken tenders are available. The setting is like a sleek, updated sports bar with neon signage laid on exposed brick walls lined with TVs. North County Line Road is a reliable retail strip. Residents can pick up groceries at Shop Rite, or head over to The Edge Restaurant for an elevated take on steak and seafood entrees. New Prospect Road cuts through the middle of the neighborhood going north to south, and along that route hungry diners can find Brooklyn Square Pizza inside of Prospect Plaza. The cozy tan brick pizza place is no frills, but it’s a reliable place to find creative square slices, like the Johnny Pepe, served with lots of black pepper, burrata and pecorino.

Easy access to North County Line, New Prospect roads and I-195

One of the chief benefits of Hyson-Bennett Mills is that it’s convenient to navigate. Commercial thoroughfares like North County Line Road, New Prospect Road and the two namesake roads are all easy to access from the winding residential streets that feed into them. These aren’t places to catch a bus, so as long as homebuyers are comfortable with owning a car, they should find the suburban lifestyle accommodating to daily needs. Interstate 195 on the northern border links commuters with the Garden State Parkway, making for a smooth 70-mile journey into New York City. It’s about a 90-minute drive.
