New Traditional homes built over the last decade are inside the Copperleaf and Bayard Tract subdivisions. The gated Deercreek Country Club is the largest residential development and contains older houses. "The country club is a large community on the higher end," says TYLER FITZ, a Realtor with Venture Realty Co., who lives nearby. "You won't be able to find a home under $500,000, and prices will go into the millions." Other houses in the neighborhood can sell between the mid $300,000s and the mid $500,000s. Manufactured homes in the Southern Oaks subdivision cost between the lower $100,000s and the upper $100,000s. The community has a median sale price in the mid $600,000s, higher than the overall city. Homeowner association fees vary by the development:

Drivers get around on Interstates 295 and 95, but the interchange often creates traffic bottlenecks. Commuting to Downtown/Riverfront can take between 15 and 30 minutes. Fuller Warren Bridge in downtown, which connects to I-95, can also get congested. The community is 15 miles from downtown and about 23 miles from the beachfront. The Jacksonville Transportation Authority has a bus stop at The Avenues shopping mall.

"Avenues Mall is a hot spot for the area and the Southside. There are tons of single-family homes and a lot of commercial spaces. There is more growth with multifamily units at Bainbridge Avenues Walk, which has a new apartment complex," Fitz says.
