Shopping and dining around The Avenues

"This is a popular and desirable area. A lot of people in the Jax metro area come here for entertainment and shopping at The Avenues. It's the place to visit, stay, live and retire," says Tyrone Jackson, a city resident and an experienced Realtor with United Real Estate Gallery. The Avenues indoor mall includes over 150 stores and restaurants, including Belk, Dillard's and Cielo Azul Mexican Kitchen and Seafood. The area also contains national stores, like Walmart Supercenter and Target. The dining scene has mostly chain restaurants, but there are a few local spots, such as YH Dim Sum. Go-to entertainment attractions include:

  • Regal Avenues, a movie theater with a bar and a new 4DX auditorium
  • Urban Air Trampoline and Adventure Park, with go-karts, a zipline and VR games
  • LeaderBoard Arcade Bar & Pizzeria, a nearby space for games and karaoke

Avenues/Deercreek's housing options and costs

New Traditional homes built over the last decade are inside the Copperleaf and Bayard Tract subdivisions. The gated Deercreek Country Club is the largest residential development and contains older houses. "The country club is a large community on the higher end," says TYLER FITZ, a Realtor with Venture Realty Co., who lives nearby. "You won't be able to find a home under $500,000, and prices will go into the millions." Other houses in the neighborhood can sell between the mid $300,000s and the mid $500,000s. Manufactured homes in the Southern Oaks subdivision cost between the lower $100,000s and the upper $100,000s. The community has a median sale price in the mid $600,000s, higher than the overall city. Homeowner association fees vary by the development:

  • Deercreek is around $150 a month
  • Copperleaf is about $55 a month
  • Southern Oaks is about $60 a month

Schooling options for local children

Most homes sit within the highly rated Mandarin Oaks Elementary School zone. A few students are zoned for the top-performing Bartram Springs Elementary School. Both schools feed into Twin Lakes Academy Middle School, which provides accelerated high school courses. Students can also head to Atlantic Coast High School, one of the best high schools in the Duval County Public Schools system. The district has school choice options, but families can apply to other sought-after schools nearby, including the private Jacksonville Country Day School and Duval Charter School at Flagler Center, a K-8 charter.

Routes and driving times for Avenues/Deercreek

Drivers get around on Interstates 295 and 95, but the interchange often creates traffic bottlenecks. Commuting to Downtown/Riverfront can take between 15 and 30 minutes. Fuller Warren Bridge in downtown, which connects to I-95, can also get congested. The community is 15 miles from downtown and about 23 miles from the beachfront. The Jacksonville Transportation Authority has a bus stop at The Avenues shopping mall.

Where residents can enjoy outdoor activities

Genovar Park features a softball field, basketball courts and playground equipment. The private Deercreek Country Club has an 18-hole golf course as well as courts for pickleball and tennis. Palmetto Leaves Regional Park is nearby; the space offers fields for youth athletic leagues, a pond with a half-mile trail and a spot to launch kayaks on Big Davis Creek. It's generally a 30-minute drive to reach Ponte Vedra Beach.

Growth in a desirable area of Jacksonville

"Avenues Mall is a hot spot for the area and the Southside. There are tons of single-family homes and a lot of commercial spaces. There is more growth with multifamily units at Bainbridge Avenues Walk, which has a new apartment complex," Fitz says. The city recently approved plans to add an apartment complex to The Avenues shopping mall.
