Eagle Bend is a quiet neighborhood surrounded by nature on the northern edge of Jacksonville, Florida. Locals can enjoy a private, close-knit area with access to outdoor activities, particularly water sports. However, most residents have to drive to reach nearby schools, highways and retail centers.
The real Eagle Bend lifestyle
Marshlands and the Nassau River frame much of the community. Several people live here to be closer to nature and farther from the city. Most houses are in close-knit subdivisions, such as Eagle Bend Island, which was the first gated community in the area. "I live in Eagle Bend Island and grew up here. It's a very nice, secluded area. There's one way in and one way out," says LAUREN LESSARD, a Realtor with Lisa Duke Realty LLC. "For Christmas, Santa Claus drives around in a fire truck. There are family garage sales and chili cook-offs. We also have potlucks sometimes."
Eagle Bend's housing options and pricing overview
"Eagle Bend Island is one of the oldest subdivisions in the region. It took a long time to develop because each lot was sold individually, and every home had its own builder," says Bonnie Siecker, a Jacksonville resident and Realtor with The Legends of Real Estate. The private subdivision has late 20th-century homes on lots sized an acre or more. Residents can access the subdivision using authorized tags, a remote-controlled device or a mobile application. Buyers will also find manufactured homes and other planned developments in the neighborhood. Heron's Walk is a smaller gated subdivision with 21st-century houses.
The neighborhood has a median sale price in the mid $400,000s, which is higher than Pecan Park and Oceanway, but lower than The Islands. Typically, houses cost between the mid $300,000s and the lower $600,000s. However, some larger waterfront properties can sell for between $1.2 million and $1.8 million.
Two story homes are a common sight in both the Heron's Walk and Hidden Bluff communities.
Many of the homes in Eagle Bend have been built in the last two decades.

Eagle Bend locals enjoy ample outdoor activities
The community is a haven for outdoor watersports. Some residential lots include private backyard docks or piers for boating and fishing. Residents in Eagle Bend Island have boat-friendly canals and creeks that connect to the Nassau River. Other locals use the public boat launch and fishing platform at Half Moon Island and Preserve, along North Main Street; the space is a part of the larger Timucuan Ecological and Historic Preserve. About 5 to 10 miles away are nature trails at Seaton Creek Historic Preserve.
Nearby retail access and travel times
Locals have to travel to reach the nearest shopping center. "The neighborhood is right next to Yellow Bluff Road, so residents can shop in the Publix in Northpoint Village Shopping Center. Yellow Bluff Road and Alta Drive are seeing more and more commercial development. You can also travel down Main Street or Interstate 95 to get to River City Marketplace," explains Siecker. It's generally a 15-minute drive to Northpoint Village Shopping Center. River City Marketplace is about a 15- to 25-minute drive away, depending on traffic conditions. The retail hub features around 70 businesses and restaurants, including a BJ's Wholesale Club and a Walmart Supercenter. Locals can shop at the nearby Pecan Park Farmers and Flea Market on Saturdays and Sundays.
The Publix store at Northpoint Village is only a 10min drive from Eagel Bend.
Fresh fruits and vegetables can be found at the Pecan Park flea and Farmers Market.

Public schools zoned for Eagle Bend
Eagle Bend students are usually zoned for Louis S. Sheffield Elementary School, a highly rated public school about 10 miles away. Children in grades six to eight typically enroll in Oceanway Middle School. First Coast High School offers an early college program for students interested in the education field. High schoolers can also take CTE courses for culinary arts, business and sports and entertainment marketing. Duval County Schools District also provides multiple school choice pathways for families.

Commuting routes and nearby destinations
Eagle Bend doesn't have public bus services, so locals drive to get around. Commuters get in and out of the community along Yellow Bluff Road, which connects to North Main Street. Locals reach Interstate 95 within five to ten minutes. Trips to Jacksonville International Airport generally take 15 minutes. The nearest hospital, UF Health North, is a 15- to 25-minute drive, depending on traffic conditions.
