Tributary’s riverfront lifestyle near Jacksonville

Spread across more than 1,500 acres of preserved pines and winding tidal creeks along State Route 200, Tributary is a fast-growing master-planned community on Jacksonville’s northern edge. "Mornings often begin with neighbors paddling the Nassau River, Saturday afternoons are spent on a casual farmers market to the village green," says local Realtor Savannah Dougherty with ONE Sotheby's Realty. These familiar gatherings point to the community’s deeper purpose: to give residents, including many who split their weeks between the nearby naval base, Amelia Island’s beaches and downtown Jacksonville, a place where commutes are short and schools are well-rated. "Tributary is turning a collection of new homes in Yulee into a connected, active and welcoming place."

New Traditional homes in Tributary start at $370,000

Builders such as David Weekley Homes and Lennar line the streets with New Traditional houses that borrow Craftsman details like front porches and tapered columns. Floor plans run from about 1,700 to 3,000 square feet in one- and two-story layouts. Prices start near $370,000 in the Tributary 50 series and rise to roughly $570,000 for Royal Collection models on 60-foot lots, with premiums for water or preserve views and upgraded finishes. The Lakeview at Tributary section, reserved 55 and older for buyers, introduced single-story designs in the mid-$400,000s. Yulee’s overall median sales price is $435,000.

Clubhouse pool, kayak launch anchor Tributary recreation

The Lookout clubhouse features a resort-style pool, full fitness center and pickleball courts. Wooded trails thread through the neighborhood to a kayak and boat launch on Boggy Creek, leading neighbors to the water in minutes. Pups burn off energy at Pawsome Park, which separates play areas for small and large dogs. Just beyond the gates, the 13,000-acre Four Creeks State Forest borders the Nassau River and invites hikers, paddlers and horseback riders to wander its pine flatwoods and shaded creeks. For a day on the coast, Amelia Island’s 13 miles of Atlantic shoreline wait less than thirty minutes away.

Amelia Concourse shopping 10 miles from Tributary

For everyday errands, Tributary residents travel about 10 miles east on State Road 200 to the Shoppes at Amelia Concourse, where Target, The Home Depot and Dollar Tree sit beside quick bites like Culver’s and Sushi House. A little farther along the same road, the Villages of Amelia adds a Publix Super Market plus Kohl’s, TJ Maxx and Ulta Beauty. Across the highway, Cotton Square Shopping Center pairs the AMC Yulee 10 theater with Tasty’s Fresh Burgers, and those who want an even bigger mix of shops and restaurants can reach downtown Jacksonville in roughly thirty minutes on Interstate 95.
