About 1 mile from Downtown Jamestown and south of the Chadakoin River, Forest Heights is a small historic district known for its architecture. Red brick roads intermingle with paved asphalt, while historic homes range from grandiose Victorians to modest Colonial Revivals. "Jamestown is the largest city in Chautauqua County," says Jerod Zahn, a real estate salesperson with ERA Real Estate, who has lived in the region for over 50 years. "But at the same time, everyone knows your name. The community is amazing, everyone is friendly, and everyone is willing to extend a helping hand." Located approximately 5 miles from Chautauqua Lake, historic architecture, outdoor recreation, a small-town lifestyle and a close-knit community are some of the largest draws to the Jamestown metro area.

Historic homes, both large and small
In 2021, the National Park Service designated Forest Heights a historic district. Today, the community boasts over 140 properties, some individually listed on the State and National Register of Historic Places that date back to the 19th and early 20th centuries. "The homes are a bit more upscale around there," says Rick McMahon, associate broker and partner at Real Estate Advantage, who has over 30 years of experience selling homes in Chautauqua County. Many of these historic, grandiose homes have been brought back to life thanks to tax credits that help cover the cost of improvements. Others, however, sit in disrepair, waiting for new owners to bring them back to their former glory.Urban residential streets feature a mix of home styles, many of which showcase Greek Revival, Colonial Revival and Queen Anne designs. Others feature modest Craftsman-style bungalows with welcoming front porches, Victorians, Dutch Colonials and narrow homes with steep gabled roofs. Former single-family homes turned into duplexes are scattered in between. Most properties feature paved driveways, while many boast one- or two-car detached garages. Prices in the area can range from $60,000 to $160,000, depending on square footage and interior updates. However, fixer-uppers can sell for as low as $20,000. Forest Heights earns a CAP Index crime score of 6 out of 10, compared to the national average of 4; homicide garners a score of 7 out of 10.
