Here, residents can hike miles of trails to the north, and the entire landscape to the south is graced with the San Diego National Wildlife Refuge and Jamul Mountains. “Jamul has a very rustic, rural feeling to it, but it’s still only a 25-minute drive from San Diego,” says Judy Bohlen, Realtor with Century 21. “It’s an upscale community, but it has a homey feel. Residents are very community and family oriented. It’s the kind of place where everyone knows everyone, because all the kids go to the same schools and play sports with each other.”

Homes styles vary in Jamul, including remodeled ranch-style ‘70s homes with acreage for horses, updated single-story stucco homes with saltwater pools, grand mountainside estates with sunset views in a gated HOA community, and large Mediterranean-style homes with lovely landscaping and no HOA. There are also off-the-grid exquisite hilltop estates on more than 10 acres with built-in resort-style amenities. Each unique residential development within Jamul has its own features. Home prices range from roughly $725,000 for a ranch-style home to around $2 million for an estate. “If priced correctly, homes in Jamul sell within two to three weeks,” Bohlen says.

Students in Jamul attend schools in the Jamul-Dulzura Union Elementary School District. Schools in this area include Jamul Elementary, which earns an overall B grade from Niche, Oak Grove Middle School, which earns a B-minus, and Steele Canyon High, which earns an A. Steele Canyon High offers extensive AP courses, and the robust SCHS Associated Student Body organizes community events such as holiday toy drives and an annual car show. The Greater San Diego Academy in north Jamul offers a charter homeschool option.

Abundant beauty and plenty of parks
Outdoor adventure is always available in Jamul, from vast natural areas of the refuge, Lee Valley and McGinty Mountain, to the Steele Canyon County Park in northwest Jamul. Steele Canyon County Park offers sports fields and courts, a colorful playground in the sand, and lots of durable, shaded picnic benches. Its open lawn, situated within a panoramic mountain vista, makes a day of play even more refreshing. The northern perimeter of Jamul shares its topography with the pristine public Cottonwood Golf Club. Locals meet up at Cottonwood for a round of golf and lunch, or dinner and drink specials at the Cottonwood Bar & Grill. There’s always a beer of the month, and Fridays are fun with a changing attire theme. Previously used by the PGA Tour, the Cottonwood offers comparatively affordable green fees for their 18-hole Ivanhoe Course.

Wineries and options for cuisine
Residents have their choice of winery experiences in Jamul, from the spectacular event venue at the grand Vineyard Hacienda estate or the lush Hillside Ranch Vineyard, to the gardens and tasting room at Rustic Ridge Vineyards. “People who come to Hacienda like the quietness,” says Tokich. “We’re also set back off the road, so we really are a hidden gem. All seven of our rooms are family-friendly and they’re all decorated uniquely. The property is gorgeous, and guests love the privacy. We get lots of locals here who staycation, and people from many different states.”
Jamul also offers several eateries along Campo Road, including Filippi’s Pizza Grotto — a warm, inviting space to enjoy Italian ravioli, parmigiana and pizza. Locals head to the family-owned Brody’s Burgers & Beer for happy hour and Thursday night dinner specials. Authentic Mexican fare can be enjoyed at the casual La Loteria de Jamul, in chairs carved from wooden barrels amid festive décor. When locals prefer to dine in, they can pick up groceries at Steele Canyon Produce in Jamul or drive just west of Jamul to Ralph's in the Rancho San Diego Towne Center.

Though Jamul is appreciated for its tranquil countryside, residents also benefit from quick access to the area’s main thoroughfare, State Route 94, also known as Campo Road. Campo Road offers quick connectivity to Interstate 8, facilitating a 20-mile commute to San Diego. Most residents commute by car, as public transportation in the area is limited.

Jamul is a fantastic place to live if you enjoy fresh air, open space, and a small town feel. Located close to San Diego County, you're never extremely far from the city opportunities, but you still get to enjoy a smog-free country environement.

My mom grew up in Jamul in the 70s and 80s. It was a safe community and a good place to raise kids. Residents were very friendly and down-to-earth. Jamul is still a good place overall, but it's not the same with the addition of the casino. That place should just be torn down.
