The small suburban community of Boone’s Creek derives its name from a tributary creek of the neighboring Boone Lake. Residents spend time on the lakeside at Winged Deer Park recreating and attending city-wide events like Meet The Mountains. Well-rated schools serve this growing community along with the local restaurants of North Roan Street. Shops and restaurants in Downtown Johnson City are also nearby. “There’s a lot of new development going on in that area,” says Teresa Rogers, owner of Property Executives. “The school is a big pull and the reason for growth there.”
Mid-century suburbs and recently built subdivisions
Aside from the businesses on North Roan Street and Calvary Church on South Pickens Roads, Boone’s Creek is entirely residential. Midcentury suburbs fill roughly half of the community, where brick-clad ranch and raised ranch-style homes sit on lots ranging from half to three-quarters of an acre. Over the last 10 years, walkable subdivisions like Cedar Rock Village have grown. New Traditional-style homes in these developments are more densely placed along quarter-acre lots with fenced-in backyards. Residents can expect to see more of these subdivisions popping up in the next few years as development in the area continues to expand. A handful of townhomes are also available and range in price from $190,000 to $260,000. Free-standing homes typically sell between $200,000 and $400,000, but larger, recently built homes reach up to $650,000.

Science Hill High School's Topper Academy
The Johnson City Schools system serves the community, earning an A rating on Niche. Lake Ridge Elementary School enrolls prekindergarten through fourth-grade students and also has an Early Childhood and Learning Center. Students will then head to Indian Trail Middle School for fifth and sixth grade before attending Liberty Bell Middle School for seventh and eighth. Science Hill High School welcomes the area’s oldest students. All three schools earn an A. For private education, Calvary Church Family School is located in the neighborhood.

Winged Deer Park's recreational opportunities
Rogers mentions Winged Deer Park, 4 miles northeast, as a frequented spot for locals. “It’s fabulous and has been very popular in the area,” she says. “They just built new ball diamonds and soccer fields, where people do little league.” Its adjoining Lakeside Park provides a playground for little ones to run loose. The park sits across the lake from Johnson City Fly Fishing Company, which offers guided charters along the Watauga River.

Appreciate the outdoors at Meet The Mountain Festival
Winged Deer Park is also the venue for many events, thanks to the Goulding Amphitheater. Johnson City’s Lakeside Concert Series welcomes locals to the amphitheater every Thursday throughout June for live music and refreshments from food trucks. “Meet the Mountains at Winged Deer Park is one of the biggest events in the city,” says Stephanie Alexander, owner of Honey Bee Wild Flowers. “It’s a really cool community-based event. They set up a big pool for all the dogs to do a jumping competition.” Attendees of the August event can zip line at the Air Zone, go fishing and paddleboarding at the Water Zone or try rock climbing in the Earth Zone.
North Roan Street errand runs
Along North Roan Street, residents can stop into the locally owned Giovanni’s Family Restaurant for Italian eats or enjoy Japanese cuisine across the street at Miso Teriyaki House. The small hub also includes a Dollar General for daily essentials. Food City and The Mall at Johnson City are farther down along the stretch. “Most people do their retail shopping at the mall and the other stores around it,” Rogers says.

Getting around on Interstate 26
North Roan Street cuts through the community, connecting residents to Downtown Johnson City 7 miles southeast and Tri-Cities airport 8 miles northeast with the help of State Route 75. Nearby Interstate 26 links commuters to Kingsport 17 miles northwest and runs south past Asheville. Residents must head into town to visit Johnson City Medical Center or James H. Quillen VA Medical Center for medical care. East Tennessee State University’s campus is directly south of the medical facilities and is the area’s leading higher education institution.
Future developments of Boone's Creek
The city has proposed a tax-incentivized retail district directly southwest of the neighborhood for several years. The plans also include residential and business sectors to balance the 938 acres. However, this project's exact approval and start date are unknown as interested investors and design plans continue to fluctuate. “Those plans started with COVID hit, and they had big plans,” Rogers says. “I’m not sure if it’s still going to happen, but I have also heard it’s back in the works.” If these plans ever come to fruition, residents can expect both a wider selection of retail stores and an uptick in traffic.
