A laid-back community just south of big employers
Days are quiet in the hilly community of Seminole Woods, which sits between Buffalo Mountain and some of Johnson City’s top employers. Here, tree-lined streets share space with homes from the mid-to-late 1900s and student housing for East State Tennessee University. The school stretches along Seminole Woods' northern border, between the neighborhood and prominent medical centers. Within 3 miles of the neighborhood, residents can pick up groceries and dine at local eateries, hike the tall peaks of Buffalo Mountain and attend annual events downtown. “We have a lot of people that walk and wave throughout the community... everyone watches out for one another,” says resident Katy Bennett, a Realtor with Hurd Realty.

Mid-century homes and ETSU student housing
When residents turn off South Greenwood Drive onto Seminole Drive, they encounter single-family homes. Narrow avenues wind farther into the community. Built through the mid-to-late 20th-century, ranch-style homes, many raised to accommodate the mountainous terrain, sit atop quarter to half-acre lots. Landscaping is kept relatively simple, with minimal shrubbery along the fronts of homes and thick woods filling the background. “Nobody here goes all out with sprinklers and such in their yard,” Bennett says. “But everybody puts mums and pumpkins out on their front porch during fall.” Prices typically range from $270,000 to $430,000, depending on size and condition. Continuing eastward down Seminole Drive, properties transition from free-standing homes into apartments for ETSU students. This area also includes Wesley Foundation Methodist Church and UKirk Campus Ministry, alongside the Woodland Park Condos, where a unit recently sold for $233,000.

Johnson City Transit System bus stops
The neighborhood "backs up to the ETSU campus, which is convenient for those attending,” Bennett says. According to Carter County's website, ETSU is a major employer in the area, alongside James H. Quillen VA Medical Center and Johnson Medical Center. Johnson City Transit offers two bus stops near the student apartment complexes with routes leading to campus. Meanwhile, university employees and professionals working at the neighboring medical facilities can use a handful of Johnson City Transit bus stops along Seminole Drive. Interstate 26 is 3 miles east and links commuters to surrounding areas, including Kingsport 26 miles northwest. The interstate also grants access to Tri-Cities Airport, 20 miles north, with the help of State Route 75. Bristol sits an equal distance northeast along U.S. Route 11, while shorter commutes lead to Jonesborough, a 6-mile trip along West Walnut Street and East Main Street.

Buffalo Mountain Park hikes
“We sit near the foot of Buffalo Mountain and have access to beautiful hikes up there,” Bennett says. Buffalo Mountain Park’s entrance sits 4 miles southeast, where visitors can spot local wildlife along the White Rock Trail Loop and appreciate the mountain's views from Huckleberry Knob. Similarly, ETSU Woods and Trail System offers a wooded path for hiking and biking off the neighborhood's northeastern side. Willow Springs Park, 3 miles southwest, has a train-themed playground and adjoins the Johnson City Dog Park. The university's Harry D. Powell Observatory welcomes the public for stargazing once a month.

El Charolais eats and The Mall at Johnson City
“Kroger is where everyone goes to do their grocery shopping,” Bennett says. The grocer, in a development a half-mile north of the neighborhood, shares the strip with El Charolais. The restaurant is a popular spot for margaritas and Mexican eats. A few doors down, the family owned Portobello’s Italian Bistro has served the community since 2015. Downtown Johnson City, 2 miles northeast, offers an array of locally owned eateries and shops. For big-box retail shopping, The Mall at Johnson City sits 4 miles north off Roan Street and across the throughway from a Target and T.J. Maxx.

JCS Virtual Learning Program
Prekindergarten through fourth-grade students can attend South Side Elementary School before heading to Indian Trail Middle School for fifth and sixth grades. Liberty Bell Middle School enrolls seventh-and eighth-grade students, who then move on to Science Hill High School. Each school maintains an A rating on Niche and belongs to the Johnson City Schools district. The district offers the JCS Virtual Learning Program, a fully online curriculum option for sixth through 12th-grade students.

The annual Blue Plum Festival
The community doesn’t host any gatherings of its own. However, downtown Johnson City has several events throughout the year. Blue Plum Festival, for example, encourages locals to enjoy a weekend of free live music at King Commons Park in early June. Johnson City Farmers Market vendors line the pavilion along West Main Street every Saturday morning from May through October. Items for sale include produce, flower bouquets, handcrafted jewelry and art.
