Central Joplin neighborhood seeing renovations and city projects
Joplin, Missouri’s Gray neighborhood has seen renewed interest as homebuyers and investors renovate early 20th-century homes with rental income or historic preservation in mind. While neighboring Murphysburg received a historic designation 1992, the established homes in Gray built around the same time did not. Recent attention is resulting in improved walkability and a bit more curb appeal. "Before, we had a lot more rentals, so people weren't taking pride in their neighborhood, their yard," says Tiffany Johnson, Realtor with Realty One Group Ovation and Joplin resident since 1986. "Now, it's much more cosmetically pleasing to look at. Our trash services have improved so everyone has matching trashcans. Things like that bring the aesthetic of the community up."

Bungalows and Victorians with character
Gray mirrors Murphysburg's wooded landscape and unique architecture. Compared to its neighbor's grand 1890s Queen Anne homes, Gray is filled with more modest 1920s bungalows, cottages, and American Foursquares. Although not designated historic properties, they retain original detailing, such as decorative tiling and stone work. Throughout Joplin, buyers are making efforts to bring out these vintage features. "All those homes that had been dilapidated for years, investors are coming in and making them look specific to their period," Johnson says. Lush, short-cut lawns contribute to the curb appeal. Fixer-uppers are on the market for $95,000 to $110,000, while updated homes range from $175,000 to $350,000.

New sidewalks and future bike lanes
While already walkable, the area is becoming more so thanks to recent sidewalk projects. Sidewalks line nearly every street, leading to schools and downtown shops and restaurants. "We're seeing a lot more people spending time in the community versus having to travel to city parks for a walk," Johnson says. "A lot more people are walking their dogs, and they feel safer because it's a more controlled environment." Joplin's 2022 Active Transportation Plan could further improve pedestrian access with future protected bike lanes on Fourth Street. Commuters can use the Sunshine Lamp Trolley Red Route to get around the city's west side. Joplin Regional Airport is about 7 miles north and offers direct flights to Denver and Chicago for out-of-town travel. Freeman Hospital West is 3 miles south for medical services, including emergency care.

Date-night seafood dinners at Crabby's
Gray is a mile west of downtown Joplin and its growing small business scene. "A lot of people like being able to walk to dinner from their homes rather than having to drive across town," Johnson says. Joplin Avenue Coffee Company specializes in flavored espresso drinks like the Milky Way latte, made with mocha, toffee, and caramel. At Firehouse Pottery, patrons can paint mugs, plates, vases, and more. Other businesses are situated along Seventh Street, bordering the neighborhood's south side. Here, Cash Saver is the closest grocery store. Crabby's is a Joplin seafood staple for seafood such aswith crab cakes, pan-seared scallops and lobster with butter on the menu. It offers a date-night atmosphere with string lights and signature cocktails.

Live performances and galleries at the Cornell Complex
Downtown Joplin also has a growing arts scene. The Harry M. Cornell Arts and Entertainment Complex opened in 2022, creating a combined space for both visual and performing arts. It's operated by two Joplin nonprofits: Connect2Culture and Spiva Center for the Arts. "You can come to the Cornell Complex, come to the galleries, see a show and go to one of the downtown restaurants," says Emily Frankoski, Executive Director of Connect2Culture. "It turned downtown into a destination whereas usually you park, go shopping and leave."

Pickleball, baseball and volleyball at Landreth Park
Joplin city parks are about 2 miles in any direction. Schifferdecker Park is one of the area's largest green spaces, covering 160 acres. Originally home to an amusement park, today, the space is filled by a public golf course, an aquatic center, an athletic center and a skate park. Landreth Park covers about the same acreage and has a walking path. The park's sports facilities include Little League baseball fields, pickleball and sand volleyball courts. Indoor recreation is also close by during the colder months. Fourth Street Bowl is a neighborhood bowling alley that opened here in 1946.

Joplin High excels in athletics
Kids in the neighborhood usually follow one Joplin School District pipeline, beginning with Dover Hill Elementary School. First opening in 2023, it doesn't yet have a grade from Niche. North Middle School serves the neighborhood's sixth, seventh and eighth graders and earns a B-minus. The middle school campus features football, baseball, soccer and basketball facilities. Joplin High is the city's only high school, earning a C-plus, with state-of-the-art facilities for 22 varsity sports. The Joplin High varsity football team earned a 7-4 record in its division for the 2023-2024 season.
Dover Hills Elementary is a great option for younger students.
Students at Joplin High School attend grades 9 through 12.
