Northwest is full of potential and possibility
Northwest Kansas City, Kansas is a place that is waiting for its reality to catch up with its vision. Full of dreams, ambitions and goals, the community across the Missouri River from Kansas City, Missouri, has a bucket of untapped potential and reasonable expectations that better days aren’t so far off in the future. “I see people investing there because they grew up there,” says Lichelle Leapheart, a Realtor with United Real Estate Kansas City, who specializes in investment properties and sells houses here. “It’s being revitalized, but it just needs more.” While the community slogs through intently working to become a better version of itself and showing noticeable improvement over what it once was, lower-priced homes present opportunities for would-be buyers who are on tighter budgets. “Affordability would be the number one reason you would want to live there,” Leapheart says. A drive through the streets of Northwest shows a budding community filled with so much unexplored possibility. “When you drive somewhere, there are commercial buildings that are vacant. Then you have pockets where you see a change in the right direction. And it’s going to take those types of changes to reach the community’s potential,” Leapheart says.
Commercial and residential investment opportunities in Northwest
There are brick storefronts along Quindaro Boulevard. Meanwhile, older, early 20th-century homes are mainly Arts and Crafts style houses. The median home price is around $140,000 with not much difference from the average listing price. Budget-friendly pricing is one attractive thing for prospective homebuyers. Leapheart says, “Someone would want to live there because the entry-level purchase price is under $200,000 on average. This is for a fully renovated three-bedroom with one bathroom.”
Northwest students attend C-rated public schools
Kansas City Kansas Public Schools serves Northwest. Niche rates the district C. Students attend C-minus rated Quindaro Elementary School and Carl B. Bruce Middle School, which receives a below-average GreatSchools rating. Students go on to Wyandotte High School, which Niche rates C-Plus and ranks in the top third of best college prep public high schools in Kansas.
Sports equipment and a playground at Klamm Park
Less than a mile from the middle school is Klamm Park, Northwest’s main outdoor space. The park features a baseball field and tennis courts, a playground, picnic tables and space to roam and bring the kids on a nice afternoon.
Popular pizza restaurants and convenience stores
While there are no substantial brand-name retail stores in Northwest or its immediate vicinity, there is an Aldi and a Save A Lot along the community’s southern edge where residents can shop for pantry staples. A Family Dollar and Walgreens are near there as well. Eating spots also are outside the community. Wilson’s Pizza and Grill, north and east of here, is a well-known and popular spot.
Getting around Northwest and to downtown Kansas City
For entertainment, Northwest residents are unlikely to find many significant venues in their own backyard. However, just 20 minutes across the river, they can be comfortable in the stands at a Chiefs or Royals game or any other entertainment spot in downtown Kansas City, Missouri. With numerous roads and highways close by, getting there is fairly uncomplicated. And buses in town, otherwise, help you get around here.
