Master plan goals for a more walkable community becoming a reality
Thanks to the collaborative master plan process, Rosedale is becoming a more walkable community. Recent improvements on 47th Avenue and upcoming improvements on Rainbow Boulevard make these thoroughfares friendlier to pedestrians, cyclists and public transportation. Rosedale is flanked by Interstate 35, giving drivers easy access to downtown Kansas City, Missouri, Overland Park, Kansas and beyond. U.S. Route 169 and State Line Road are popular north and south travel thoroughfares. Several RideKC bus stops are nearby on main thoroughfares such as Rainbow Boulevard.
Joe’s Kansas City and Prospero’s Book Store have longstanding, loyal followings
Some retail outlets have achieved an almost cult-like status. For generations, Kansas Citians have bought their concert tickets and vinyl from Capers Corner Record Store way before records were called “vinyl.” Prospero’s has been selling books in the neighborhood since 1997. Joe’s Kansas City, the iconic BBQ joint located in a refurbished 1950s-era gas station, is usually packed. “Rosedale has fantastic food. The original Joe’s Kansas City is so good. Tacos el Matador is this tiny little hole in the wall that’s really, really good. The Vietnam Cafe is amazing,” Stryka says. Grocery shopping is available 2 miles away at Walmart Westwood Market in Mission and Sun Fresh Market in Westport.

Extensive Rozark Trail System and sprawling Rosedale Park invite outdoor activity
Hundreds of volunteers built and maintain Rosedale’s 5-mile Rozark Trail System, another byproduct of the Rosedale master plan. The trails connect to Fisher Park and Mount Marty Park. Some people use the trails to walk to school or work. The area’s largest park is Rosedale Park, which covers 55 acres and includes disc golf courses, baseball diamonds, tennis courts, a soccer field and a skate park. “Rosedale Park has a very engaged disc golf community. People just love it,” Stryka says.
Housing ranges from historic homes to new construction
“Leaving the hospital to the side, it’s kind of just chill. It’s not bougie. It’s not trying to be something it’s not. It’s just normal people with decent-sized housing that’s reasonably priced. The location is very good to get around,” Paul Galbrecht says. Galbrecht is a Realtor with KW who’s been selling homes in the area for five years. “The entire area is a mixture. There’s some light industry, it’s got KU Med and residential real estate. But it still has a neighborhood feel. You can still walk to restaurants,” he says. Around 70% of Rosedale rent their homes. Residential property ranges from historic homes to new construction. Styles include Craftsman, bungalows, ranch-styles and condos. Most smaller homes feature covered front porches and narrow driveways, but sidewalks are rare. Rosedale encompasses several unique neighborhoods. Hanover Heights features stately homes and a historic preservation designation. Hilltop is a historically Black neighborhood with single-family and multi-family homes. Next door, Mission Cliff is where most of Rosedale’s new construction can be found. Most homes sell for between $175,000 and $300,000.

High schoolers can attend C-rated J.C. Harmon High School, where they can take free classes at the Kansas City Kansas Community College. Some students earn an associate degree by the time they graduate.

ArchFest honors Rosedale residents who served in WWI
In September 2024, Rosedale will rededicate the Rosedale Arch at Mount Marty Park. This inaugural event, called ArchFest, will pay tribute to Rosedale residents who served in WWI. In December, Rosedale residents celebrate the holiday season in nocturnal splendor in December with the Luminary Hike at Fisher Park, where friends and families hike through the illuminated portion of the park.

Southwest Boulevard hasn’t flooded since flood control project completed in 2022
Thanks to a massive, multi-decade regional flood control project completed in 2022, Southwest Boulevard is no longer in a flood plain. As a result, residents can expect reduced homeowner insurance premiums in the second half of 2024.
