As its name suggests, Hill Haven is a natural oasis in Kansas City’s Northland. The neighborhood’s namesake grassy knolls are home to the 193-acre Hidden Valley Park, offering residents ample outdoor activity. “Hill Haven is essentially centered around the park,” says Ron Henderson, a team leader and Realtor with Keller Williams. “It’s been upgraded quite extensively within the last decade, so it’s got a lot of modern amenities.” Hill Haven is also minutes from popular Kansas City destinations, like the downtown area or the Worlds of Fun amusement park, adding an element of metropolitan convenience to the densely forested setting.

Another benefit of Hill Haven’s wide-open green space is the ability to have a home with land. The neighborhood’s winding roads are brimming with custom-built dwellings on half-to-five-acre plots. Find sprawling ranch styles, towering split levels or quaint bungalows. Even with their size, a house in Hill Haven typically costs between $250,000 and $350,000, a range similar to a Kansas City home’s average $250,000 selling price. There are also a few rental properties if you’re not looking to buy. For instance, Bennington Park Townhomes offers side-by-side New Traditional homes with two-car garages and amenities like a pool and fitness center.

In 1978, Hidden Valley Park became a natural area protected by the State of Missouri Conservation Department, and it has been representing the pinnacle of local wildlife ever since. As you hike or bike the 4 miles of trails, you’ll pass massive red oak trees, blossoming pawpaw trees and bright yellow Missouri primrose flowers. In 2013, a playground with rope climbing structures and a 9-hole disc golf course were added. The park also has views of Worlds of Fun. A 2-mile drive along Northeast Parvin Road will take you to the amusement park, where you can ride the 64 rollercoasters, including the 205-foot-tall Mamba coaster.

Children in Hill Haven can attend Topping Elementary School, which has a B grade from Niche. Then, they go to Eastgate Middle for sixth grade before heading to Maple Park Middle for seventh and eighth grade. Lastly, at Winnetonka High School, students can prepare for their future with the College and Career Pathways program. During freshman year, they choose an industry of interest to focus on throughout their education. Pathways include business, technology, health and human services.

The Chouteau Crossings Shopping Center is less than 3 miles from Hill Haven, and you can grab groceries from the Sun Fresh Market or pick up other essentials at Target. If you would rather go out to eat, you’ll find a few local favorites nearby. For instance, Stroud’s is in the area, and it has served comfort food classics since 1933. The award-winning pan-fried chicken and creamy mashed potatoes are especially loved. Even with these nearby amenities, the neighborhood's bigger draw is its proximity to Kansas City’s core. “The highway is right there, and you can easily hop on it to get to downtown Kansas City,” says Henderson. “Considering how much nature the area offers, that accessibility is really something notable.” Once you’ve completed the 9-mile drive down Interstate 29, enjoy the numerous entertainment districts that the city is known for. Shop the 15 blocks of retail options at the Country Club Plaza, devour food from a locally owned restaurant in Westport or catch a Chiefs game at the bars in Power & Light.

With green space and convenience abound, Hill Haven residents would be hard-pressed to want more.
