Although the neighborhood got its name from the Union Cemetery, it is very much alive with new construction and lots of action in nearby retail, dining, and entertainment districts. Two miles southeast of downtown Kansas City, Union Hill is built around the cemetery, which got its name from the idea of creating a union between former towns Westport and Kansas in the mid-1800s. Photographers will always have something interesting to shoot with soaring views of Kansas City from this elevated location. "I see a lot of younger, early-career professionals moving to the area to be close to Crossroads and the Power and Light District," Jerrad Donalson says. A realtor with Keller Williams Kansas City North, Donalson has been selling homes in the area for seven years.

Drivers can take 31st Street to Southwest Trafficway to get on I-Interstate 35 to downtown or take 27th Street east to U.S. Route 71. Kansas City's streetcar will eventually stop at 27th and Main and 31st and Main, right in the heart of Union Hill. Until then, neighborhood residents can walk and bike to shopping and dining spots. Union Hill's walkability and bikeability scores are 89 and 72 out of 100, respectively. The Kansas City International Airport is 23 miles away.

"The area has seen a pretty big explosion of development in the last few years. There's been a ton of new residential construction. The newer buildings are modern but have a traditional feel that fits the Union Hill style," he said. In addition to these new buildings, many properties built in the early 1900s and 1940s have been rehabbed. "Properties are moving along pretty well. They're not where they were two years ago, but homes are still selling faster than they did years ago," Donalson says. He attributes that growth to the neighborhood's convenient location. "Proximity to the city hard to beat," he says. Over half of Union Hill is comprised of apartments. Condo buildings contain elements of styles like Craftsman and Victorian. Old-fashioned black streetlamps line several streets. Condos and single-family homes among those buildings range in price from the $300,000s to the $600,000s, with a median list price of $399,000. Homes here sell after 20 days, compared to the U.S. average of 42 days. Around 30% of area residents own their homes.

Locals close to new restaurants like Succotash and to K.C. stand-by's Bryant's and Topsy's
Just north of Union Hill, Crown Center is still home to Hall's department store, an elegant Kansas City shopping destination since 1916. On their way home from Crown Center, locals can grab some cinnamon or caramel popcorn at Topsy's, which has delighted K.C. families for 95 years. Newer restaurants like Succotash, half a mile away on Holmes Street, have become instant favorites with local residents like Donalson. "Succotash is a fantastic little breakfast brunch spot," he says. Donaldson says he's never had a dish at Succotash that's disappointed him. Locals can grab groceries and home goods nearby at popular stores like the Linwood Costco.

Walkers, runners, and dog companions find a welcome moment of playfulness or exercise at the sprawling Penn Valley Park, just west of Main Street. "It's not uncommon to see people out there playing with their dogs and throwing frisbees," Donalson says. At over 100 acres, this green space is home to proud K.C. landmarks such as the Liberty Memorial and the National World War I Museum. Perched from those sites, visitors can see panoramic views of the K.C. skyline, which is stunning at night. Penn Valley features tennis courts and walking trails.

Students can attend Longfellow Elementary School or Central High School, home of the Mighty Eagles; both receive a C-minus grade from Niche.
