Affordability and family entertainment in Northland Kansas City
Winnetonka is an affordable Northland neighborhood less than 10 miles from downtown Kansas City. But it's best known for the high school that bears its name. "Winnetonka has come a long way," says JR Radtka, Realtor with ReeceNichols Kansas City North. Radtka is a longtime Northland resident and has seen a relatively recent shift in the neighborhood and Winnetonka High School's reputation. "They have done some modernization to the [high] school, improved their curriculum and really focused on the students." In addition to above-average schools, Winnetonka residents enjoy the traditional spoils of Northland living, including quiet residential streets and proximity to parks and family entertainment.

Demand is climbing for Winnetonka homes
Construction in Winnetonka spans the 1930s through the early 2000s, though most homes date back to the 1960s and 70s. On the lowest end, older bungalows start at $165,000, while more recent New Traditionals typically cap off at $260,000. Buyers can find cul-de-sacs of vinyl-sided split-levels and raised ranches with brick and stone facades, especially on the neighborhood's western side. As Northland Kansas City has garnered greater attention, demand for homes has increased. Winnetonka homes typically sell after 27 days on the market, much faster than the U.S. average of 43 days. Though the area remains more affordable than newer subdivisions farther north, home prices in Winnetonka are trending upward. "We've seen a lot of appreciation in Northland houses in the last couple of years," Radtka says. "I had not seen this kind of appreciation ever in the 35 years I've been a Realtor."

Winnetonka Griffins have seen several school improvements
Children here begin at Topping Elementary within the neighborhood, with a B-minus rating from Niche. Maple Park Middle has a B-minus, and Winnetonka High – home of the Griffins — has a B. The school has seen significant facility improvements within the last five years, including a bold new sign and central office, a cafeteria, and an updated library. Winnetonka Griffins can choose between several career and college pathways, including health, business, design and technology schools. "Kids really need a good education. They say if you don't give your kids a good education, you may have them the rest of your life," Radtka says. "We're blessed with very good schools all over the Northland."
Disc golf and hiking trails at Hidden Valley Park
Though dense expanses of trees comprise much of the neighborhood, residents head south of Parvin Road for recreational amenities. Hidden Valley Park has a disc golf course, a small playground, a reservable picnic shelter, and looped, wooded hiking and mountain biking trails. The park was once used as a radio-controlled airplane field, and locals used to refer to the area as "Airplane Park."

Worlds of Fun theme park opens its gates each May
Winnetonka residents and people from across Kansas City look forward to the start of the season at Worlds of Fun and Oceans of Fun amusement parks, sitting just across Interstate 435 from the neighborhood. Between May and October, the parks offer internationally themed roller coasters, splash rides, a wave pool and more.

The strip mall on Parvin Road has a handful of eateries, including Mr. Le's Sushi, a particular favorite among locals. The small restaurant serves pan-Asian dishes, including pho and sushi, though many customers pick up a bento box with a choice of protein, rice and soup. The same shopping center has a Parvin Thriftway, a long-running, family-owned grocery store with a deli counter. Fast-food restaurants such as Taco Bell and Waffle House neighbor the hotels clustered at Randolph and Parvin Roads.

Winnetonka sits between Interstates 435 and 35, granting convenient access to downtown and other parts of Kansas City. The neighborhood is about 9 miles from the city center, and the recently renovated Kansas City International Airport is less than 20 miles from residents' homes.

Furnished basements for waiting out storms
According to Risk Factor, some homes in the northeast section of the neighborhood along Winchester and Bristol Avenues may be more susceptible to flooding. Many homes here have finished basements, which provide comfortable shelter during tornado warnings.
