Small-town farming community, 17 miles from Fresno
About 17 miles outside of Fresno, the small farming town of Kerman is set at the intersection of Highways 180 and 145, surrounded by almond and pistachio orchards, vineyards and agriculture-based industrial centers. Highway 145, also known as Madera Avenue, is the main business corridor at the center of town, lined with local restaurants and supermarkets. From there, residential development expands outward to the east and west, with area-affordable housing and lots of parks that host community gatherings through the year.

Affordable housing compared to neighboring cities
Homes in Kerman sell for a median price of $375,000, lower than Fresno’s roughly $390,000 and Madera’s approximately $430,000. In the center of town, 1940s and ‘50s cottages are surrounded by uniform ranch-style homes from the latter half of the 20th century. On the town’s edges, 21st-century developments feature four-to-six-bedroom new traditional homes with Craftsman-style details, a modern farmhouse vibe or Spanish Revival elements like barrel-tile roofs and stucco facades. Almond and pistachio orchards are commonly for sale, with 20- to 80-acre parcels ranging from about $1.8 million to $3.4 million, mostly depending on size and location.

Small businesses on Madera Avenue
Madera Avenue runs through the middle of town, lined with small restaurants, corner stores and hardware shops. “We have a good variety of Mexican restaurants and a couple of pizza places,” says Oscar Vasquez Velazquez, a Realtor with eXp Realty and a Kerman resident since 2003. “A lot of people stay local unless you want a fancier place, and then you go to Fresno.” On the north end of town, along Highway 180, there are more fast-food restaurants, supermarkets and a Walmart. For most other large retailers and recreation options, locals drive to Fresno.

California climate in the San Joaquin Valley
Set in the San Joaquin Valley, Kerman is cool and mild most of the year, with intense summer heat waves and foggy winters. “The summers get pretty hot,” Velazquez says. “we get some fog in the winter, but only for about three or four weeks.” Though Kerman is at low risk of wildfires, smoke from fires in the surrounding regions combines with agricultural and industrial debris to create poor air quality in the valley.
