An exurb with historic roots, but a modern way of life

Bringing together horse culture, wine culture and scenic views, Keswick seems rural, but it’s actually more of an exurb, given that it’s less than 10 miles from the urban attractions of Charlottesville. The neighborhood is also close to Pantops, an increasingly popular suburb that has brought growth east of the city. But the distinguishing feature of Keswick is the presence of historic clubs and time-honored gatherings, like the Blessing of the Hounds at Grace Episcopal Church, a hunter’s event held every November. Homebuyers value the neighborhood based on the fact that its identity is classy and established, rather than trendy and on the rise. Interstate 64 marks the southern border of Keswick, a commuter corridor that bridges a piece of history with modern Charlottesville. “This area puts you in close proximity to downtown, Martha Jefferson Hospital and major shopping opportunities in Pantops,” says Benjamin Reeves, CEO of The Titan Team.

Multi-million-dollar homes that nod to tradition

While the scenery, green surroundings and historic character of Keswick does a lot to draw in homebuyers, the other appeal is a sense of spaciousness. Large estates naturally fit into this expansive landscape that features rolling terrain and the Blue Ridge Mountains. Many of them can be found along the neighborhood’s namesake road, presenting a mix of bold Craftsman facades but also a colonial look for a dash of tradition. Lots can spread across an acre or more. In a word, homes here are luxurious, but speak to the rustic surroundings. Prices range from $1 million to $2 million. The median sale price is $1.2 million. Keswick is somewhat large geographically, a triangular parcel starting near Stone Robinson Elementary and extending up to a quaint, picturesque post office on Louisa Road, a stretch known for country estates like Linden Lane Farm. It then reaches down to where Black Cat Road meets Interstate 64. But despite this, it’s a small, tightknit community of only 5,000 residents.

A new fitness court at Monticello High

Being logistically close to desirable amenities also helps Keswick on the education front. Stone-Robinson Elementary is near the southwestern tip, and receives an A-minus rating from Niche. In 2023, the school launched the Eagles Entrepreneurship Club, a six-week workshop where students can learn small business skills. Burley Middle is also rated A-minus, and in 2020 it brought on a new principal whose focus has been increasing afterschool programs and restoration of facilities, like the school’s baseball field. Monticello High receives a B-plus. In July 2024, the school introduced a new outdoor fitness court that is open to the public as well. It’s designed to be run as a circuit through seven stations, providing a full body workout.

Interstate 64 and Richmond Road run parallel into Charlottesville

Interstate 64 certainly gives Keswick immediate access to one of Charlottesville’s major transportation routes. Running in parallel is Richmond Road, also known as Route 250, which commuters can take into Pantops or downtown Charlottesville. This is largely a car-dependent neighborhood, so those who like to travel by foot or bus may want to take that into consideration. The Charlottesville-Albemarle Airport is 20 miles west.

Marigold exudes rustic luxury

Even though Keswick is a sprawling neighborhood, it has many dining and entertainment destinations within reach. A common wine tour involves a robust roundup: King Family Vineyards, Pippin Hill Vineyards, Barboursville Vineyards and of course Keswick Vineyards, which includes a dog park. For those who prefer a different type of drink, Castle Hill Cider was established in 1764 as part of a King George II land grant. Upscale seasonal dining is available at Marigold, housed inside Keswick Hall. Hardwood floors mix with a black and white décor, while the menu specializes in seafood, pasta entrees and plant-based meals. The A & W Antique Mall is the neighborhood’s main shopping attraction, featuring over 40 vendors. But for more variety, most residents will drive 5 miles west along Route 250. “Pantops has a surprising amount of shopping and diverse dining options,” says Patricia Irby, a real estate agent with Keller Williams Alliance. “You can get groceries from Food Lion at Pantops Shopping Center, and Guadalajara Mexico is a locally owned restaurant that people really like.”

Hiking and sports at Keswick Hall

Golf is a way of life in Keswick. The Club at Glenmore is one option: it’s a more recent venture, established in 1992, when Keswick started to boom. Many will choose to golf even closer to home at Keswick Hall, which also offers fly fishing, archery, bocce ball and volleyball. This also serves as the neighborhood’s primary park space, because at 600 acres, Keswick Hall offers plenty of trails for hiking and biking. Plus, with residents driving 5 miles west to Pantops for groceries, they can also access Darden Towe Park there. This is another sprawling space fit for hiking, or visitors can indulge in sports like pickleball. “We also have meetup groups gather out here for various hobbies, from photography to drawing,” says Alexandria Searls, executive director at The Lewis and Clark Exploratory Center.
