A slower pace outside of Music City
About a 20-mile drive away from the hustle and bustle of Nashville, people aren’t in quite as much of a hurry in Kingston Springs. “It’s a small town with great people right off the railroad track, but there’s still a lot going on. It’s where people go to escape from the city but still want an easy commute,” says Chris Steward, a Broker at Natchez Trace Realty with 25 years of experience in and around Kingston Springs. This family-friendly community is just south of the Harpeth River State Park, where outdoor adventures are imminent. And with Interstate 40 running through town, travel is convenient.
Hilly back roads leading to homes
Residential homes are dispersed spaciously throughout Kingston Springs, where winding back roads lead residents home. Bungalows, ranch houses and Cape Cods, some on multiple acres of land, vary between 1,000 and 2,000 square feet and cost $250,000 to $450,000. Larger, 2,000- to 7,000-square-foot Colonial Revivals and postmodern estates, some with brick facades and spacious front porches, typically cost anywhere from $500,000 to $2.2 million. “There’s not really any place for developers to build since the area is so hilly, so that keeps the community close-knit,” says Steward.

Kingston Springs Park is downtown, and LL Burns Park is just across the Harpeth River. “Kingston Springs Park has a skate park and canoe access, with a bridge leading to LL Burns. That park is 90 acres with a splash pad, playground, soccer fields, baseball diamonds and disc golf,” Steward says. Just north is Harpeth River State Park, where hiking trails weave around the river. The South Cheatham County Library is in an old cottage on Main Street, and the Golf Club of Tennessee is a private course in town.

Residents grab fresh produce at the local grocery store, Lawrence Foods. “Turnbull Provisions is a neighborhood staple for coffee and breakfast. And right next door, Skyking Pizza is a popular dinner spot,” says Steward. “People can eat outside and listen to the live music from Fillin’ Station, a bar right next door.” He also adds that, “south near the interstate, El Jardin Mexican Restaurant is usually crowded.”

Cheatham County Reward high school
The Cheatham County School District serves students living in Kingston Springs. Learners can begin at Kingston Springs Elementary School, graded a B on Niche. As they grow, students can attend Harpeth Middle School, graded a C-plus on Niche. Harpeth High School, named by the Tennessee Department of Education as a Reward School, serves the area’s high schoolers and receives a C Niche grade. “A few families send their kids to Nashville Christian School, a private high school about 10 miles east,” Steward adds.

Farmers market at Kingston Springs Park
Locals flock to Fillin’ Station on Main Street for live music, bar food and drinks. Near Kingston Springs Park, residents stop by the Farmers and Artisans Market every Saturday morning from May through August. “The park also puts on an annual tractor parade at Christmas, and there’s live music and vendors,” Steward adds.
Commuters hop onto I-40
Interstate 40 runs through town, making it easy for residents to hop on the highway. And Nashville International Airport is about 20 miles away. “Our town is right off the interstate, so we have a lot of commuters who can quickly get into the city,” Steward says. Proximity to Nashville, where there’s no shortage of live music and adventure—coupled with residential properties far enough from neighbors—make Kingston Springs a quiet getaway for those looking to settle outside of the city.
