Young homeowners are breathing new life into Knoxville’s Cumberland Estates. "A lot of people in their 20s and 30s are moving to the area because it's so centrally located," says Angie Dout, Realtor with Tennessee Life Real Estate Professionals who has worked in Knoxville for over six years. These new owners are renovating some of the older properties. "It's all being revitalized." Part of what makes the community's location ideal is its proximity to parks. The Cumberland Estates Park and Recreation Center sits at the top of the neighborhood, and Victor Ashe Park, one of the largest parks in the area, is less than 1 mile away. Western Avenue connects the neighborhood to downtown Knoxville, about 7 miles away, with a growing restaurant scene, museums and events celebrating the community's arts all year.

Midcentury modern homes inspired by Bruce McCarty
At first glance, Cumberland Estates seems like just another hilly suburb. It was built in the years following World War II when planned communities were popping up across the country. Midcentury modern architecture was growing in popularity despite the popular opinion that the style only made sense in California. To fight this belief, the television show HOME partnered with the National Association of Home Builders to air a segment called ‘House that HOME built.’ Architects in cities across the country built model homes to show that this new, sleek style could fit in anywhere. One of those cities was Knoxville, with a ranch style designed by Bruce McCarty. The House that HOME Built still stands today in Cumberland Estates and is an inspiration for many of the other residences in the area. Traditional red brick and vinyl ranch styles from the 1950s and 1960s are next to these midcentury modern designs. “They’re all in the first-time homebuyer’s range, as far as pricing,” Dout says, with three-bedroom homes costing between $275,000 and $350,000.

Karns High is part of the first cohort of 865 Academies
As part of Knox County Schools, students can start at Pleasant Ridge Elementary School, which receives a B-minus from Niche. The Cumberland Estates Recreation Center hosts an after-school program for Pleasant Ridge students and provides transportation from the school to the center. Next, students can attend Northwest Middle School, which scores a C-plus, before heading to Karns High School, which earns a B-minus. Karns was part of the first cohort to introduce the county’s 865 Academies, which are career-themed programs that allow students to explore different fields while getting hands-on experience with professionals.

Cumberland Estates Park houses recreation center
There are countless opportunities to get outside, with one large park in the neighborhood and several smaller ones surrounding it. Cumberland Estates Park sits on 26 acres at the top of the neighborhood. “There’s a lot of walking trails through there,” Dout says. The Crowe’s Nest, a 1-mile unpaved loop surrounded by trees, is arguably the most well-known. The park’s recreation center features a full weight room, gym, dance studio and playground. “There’s a ton of different little park areas all around, so it’s a really family-friendly area,” Dout says. One of those nearby parks is Victor Ashe Park, which is about 1 mile away. With an 18-hole disc golf course, sand volleyball courts and Knoxville’s first off-leash dog park, Dogwood Park, there is plenty to do. Families can go bowling at Strike & Spare Western Avenue, less than 1 mile outside Cumberland Estates, or travel into Downtown Knoxville to explore the rotating exhibits at the Knoxville Museum of Art.

Shopping center and downtown Knoxville nearby
The Cumberland Estates Center is in the neighborhood, and downtown Knoxville is only about 7 miles away, offering a wide variety of restaurants. Folks can spend the afternoon closer to home thrifting at the KARM Store before heading to happy hour at La Fiesta Mexican. Downtown is filled with restaurants, many of which are in the historic Market Square. Local favorites include The Tomato Head, which prides itself on its sustainability, and Stock & Barrel, known for its extensive selection of burgers. The closest grocery store is the Walmart Neighborhood Market, just across Western Avenue, although residents can find fresh produce at the Market Square Farmers’ Market. The market runs every Wednesday and Saturday from May to November. Target, Home Depot and the Walmart Supercenter are all within 3 miles of the neighborhood.

Something is always happening downtown
Downtown Knoxville has a full calendar of events, ranging from First Fridays, a monthly celebration of the arts with live music and local vendors, to Concerts in the Square. On Tuesdays in May, June and September, these free shows often play jazz, while performances on the third Thursdays from May to September offer more variety. Another annual highlight is the Rossini Festival, held every April. This international street fair, put on by Knoxville Opera, features a variety of nonstop performances, including gospel, ballet and modern dance.

Western Avenue is major road along Cumberland Estates
Cumberland Estates is almost entirely car-dependent. Western Avenue acts as the neighborhood’s southern border, giving folks easy access to several shops and restaurants. While it is a major road, Dout says, “there’s not a ton of road noise because it’s not a highway.” Most people fly out of McGhee Tyson Airport, which is about 17 miles away. The nearest emergency room is at the North Knoxville Medical Center, about a 7-mile drive.

Knox County encourages residents to reduce runoff
As part of the Third Creek Watershed, which has reported higher levels of sediment and bacterial contamination in recent years, Knox County encourages people to do their part in reducing runoff by cleaning up after their animals, installing a rain barrel or monitoring the amount of fertilizer they use. Several organizations provide educational programs to help homeowners and their families better understand how to protect the watershed.
