Plum Creek will be the first New Urban development near Austin
About 20 miles south of Austin, the small town of Kyle is amid the development of a master planned community called Plum Creek. “Construction of this development will go on for many more years, but this is where Kyle grows,” says Matthias Thiele, a local associate broker with eXp Realty. “Although it’s more affordable than Austin, it’s more expensive than the nearby communities like San Marcos. It’s a great medium for families with a lot of the amenities you’d have in the city.” With 2,200 acres to fill, Plum Creek is projected to be the first large-scale New Urban community in the Austin area. Among plans for more than 8,000 residential homes, townhomes and apartments, the area will include retail corridors, schools, a golf course and other park spaces. Designated as the Heart of Plum Creek, the pedestrian-friendly Brick and Mortar District will bring thousands of jobs to the area and allow residents to work and play where they live.
The land being used to create Plum Creek was formerly Mountain City Ranch, a cattle and cotton farm in the 1900s. The original family and other Hays County residents who helped to build the area are still involved in the development, as its streets are named after them. In addition to its strategic placement near top-rated Hays County schools, Plum Creek’s location was intended to be near the Texas Innovation Corridor. “Interstate 35 itself is an innovation corridor, starting down in San Antonio and going all the way up past Austin to Waco,” Thiele says. “They needed space along this corridor, and there’s not much space in Austin to build communities like these.” Plum Creek will be part of this rapidly growing area that has added almost one million new residents and more than half a million jobs over the last 10 years.
Residents choose from Craftsman, New Traditional and bungalow floorplans
Four single-family housing developers, Bigelow, Avi, Empire and Lennar, are building homes throughout Plum Creek, some finished and some still in the planning stages. “Plum Creek homes are a mixture of production builds and somewhat custom builds,” Thiele says. “For some, you can choose from a variety of floorplans and different fixture options like countertops, flooring and the exterior color. The more affordable options are the pre-designed homes, but more money will get you more options in the design stage.” About half of residents own their homes, which vary from small studio spaces with one bedroom and one bathroom above an attached garage to spacious four-bedroom and four-bathroom properties with separate rooms designated as children’s play areas. Common housing styles include Craftsmans, bungalows and New Traditionals. While sizes vary from 1,200 to 3,500 square feet, price tags typically range between $255,000 and $575,000. Townhomes, many with Victorian elements, are also available for around $250,000 to $300,000 for 1,000- to 1,500-square feet of space. “Plum Creek doesn’t have the Austin price level,” Thiele notes. “Even if you go just a step further north to Buda, you’re already stepping up in pricing.”
Once complete, Plum Creek will feature eight rental apartment and condominium complexes, catering to young professionals and college students. Some communities will have units above the popular retail sections, while others will be more residential with outdoor pools. The development will also feature two active senior communities and one assisted living facility, so families can live near each other.
Dine at Kyle Crossing while awaiting the Brick and Mortar District
Just east of Plum Creek, Kyle Crossing is a go-to retail section with grocery stores like H-E-B and big-box retailers like Target and Walmart. In addition to being home to Ascension Seton Hays, a regional hospital with around-the-clock emergency care, Kyle Crossing also features fast-food eateries, chain restaurants and other local establishments. Snooze is a trendy ‘50s-style breakfast and brunch diner, and Hawaiian Bros serves large portions of island-themed plates. Ilario’s offers Italian food, popular for its New York-style pizza pies.
On the neighborhood’s north side, a few restaurants have already sprouted up where the highly anticipated Brick and Mortar District will be. Summer Moon is an industrial-themed coffee shop and bakery, and next door, Texican Cafe serves Tex Mex food in a spacious setting. “The Brick and Mortar District will be like Kyle’s domain, comparable to a Hill Country Galleria,” Thiele says, referring to the shopping district about 30 miles away in Bee Cave. “There will be entertainment, restaurants, bars, shops all within walking distance for residents. And once it’s done, there will be street festivals and live music and all sorts of events happening.” Thiele also mentions that between the small towns of Buda and Kyle, there is already a lot of commercial development taking place. “It’s a great opportunity for not just employers but for employees,” he says.
Students can attend Hays public schools and Texas State University
Students are part of Hays Consolidated ISD, which receives a B-plus rating from Niche. Learners can begin at Negley Elementary School, which is located on the neighborhood’s south side and receives B-plus. Students can progress to Barton Middle School and then Hays High School, both of which sit on the west side of Plum Creek and hold an A-minus rating. The high school boasts a championship-winning Color Guard and Air Rifle Team, which is affiliated with the school’s Marine Corps JROTC program. The 1,000-seat Hays Performing Arts Center hosts the school district’s plays and recitals, as well as performances from outside organizations.
Located about 12 miles south of Plum Creek in the city of San Marcos, Texas State University is a public institution that enrolls around 40,000 students each year. “San Marcos isn’t far, so the neighborhood may attract residents who work at the university or around the college town,” Thiele says. Texas State University has been a Hispanic Serving Institution since 2010.
Heroes Memorial Park is open, and La Verde Park is coming soon
A point of pride for Kyle residents is the new Heroes Memorial Park, located within Plum Creek. The space is dedicated to veterans and active service members, displaying memory walls and sculptures that honor the different military branches. Next to the park, the Hays CISD Performing Arts Center, called the PAC for short, is a community staple. Across the street, Plum Creek Golf Course is a public 18-hole course where no two fairways touch. The golf course passes Negley Fishing Lake, a 30-acre lake surrounded by walking and biking trails. These trails, coined Cultural Trail, will eventually feature art displays and connect residents from their residential neighborhood to the retail area around the Brick and Mortar District. Also planned for this commercial section is La Verde Park, a green space that will feature an amphitheater, interactive water structures, a dog run, a playground and a volleyball court.
Commuters use Interstate 35 to access Austin and other nearby cities
Interstate 35 zips along the east side of Plum Creek, making the area suitable for commuters to Austin. The metropolitan city, located about 20 miles north, is home to Austin-Bergstrom International Airport. The interstate also connects residents to San Marcos, located about 12 miles south. Plum Creek’s developers have plans for a commuter light rail to run from the neighborhood’s retail district to Austin and the airport.
