Winding streets and high-priced estate homes south of the 210
Winding residential streets feel secluded, lined by mature trees and beautiful homes. Most builds are post-World War II houses, and midcentury ranch-style homes are prevalent. “There’s been a lot of redevelopment, too,” Fuller says. Contemporary renovations are creating more square footage and driving up value. “You are going to get bigger homes on bigger lots south of the 210, some equestrian properties and estate homes,” says Sotheby’s broker associate Brandon Road, who has over 20 years of experience and specializes in the local market. Prices range from around $1.5 million for 2,000 square feet to around $5.5 million for nearly 7,500 square feet. South Interstate 210, estate homes are priced between $7 million and $10 million.

La Canada Unified is one of the best districts in the state
Families with children in the city are served by La Cañada Unified, the fifth-best district in Greater LA, according to Niche, which grades it A-plus. “The schools are a huge draw here because this is one of the best districts in the state,” Road says. Kids can start their education at La Cañada Elementary, a walkable community school with an A-plus from Niche. Another A-plus school, La Cañada High also serves as the city’s junior high. LCH is part of Stanford University's Challenge Success program, which works to cultivate healthy learning habits in academically rigorous schools.

La Cañada's location in the foothills means the area is rich in scenic parks and other dedicated green spaces. Reasonable commute to Los Angeles about 15 miles south of La Canada
La Cañada is about 15 miles north of downtown Los Angeles via Glendale Freeway, also known as state Route 2, a drive that can take as long as 40 minutes at rush hour. “The proximity to downtown LA is incredible,” Fuller says. The city is situated along I-210, which links to Pasadena about 5 miles south and northwest 15 miles to San Fernando. The main thoroughfare of Foothill Boulevard can see congestion along commercial stretches, but otherwise, traffic on the secluded residential streets is minimal. Cars are considered necessary for residents, but several bus routes serve the area along Foothill Boulevard. The nearest airport is Hollywood Burbank, about 16 miles away, and one of the closest medical facilities is USC Verdugo Hills Hospital.
