Set on the lush Mount Soledad and bordered by Interstate 5, Soledad South is a collection of luxury communities and custom-built mansions that look out to the La Jolla coastline, Mission Bay Park and Downtown San Diego 11 miles south. “It’s an affluent, residential neighborhood with stunning ocean views, and it’s among the most sought-after areas in the city,” says Scott DeMoss, Broker Owner of SD Real Estate with 20 years’ experience selling homes in San Diego. Despite its deluxe vibe and location, Soledad South’s entry prices are lower than surrounding areas in La Jolla. “It’s different than Muirlands, which has an extremely upscale and exclusive feel,” says Jason Cassity, a local resident and Realtor with Real Broker. “Soledad South offers a more affordable entryway into La Jolla, because you just exit the 5 on Garnet and cut up Soledad Mountain Road to reach the Village of La Jolla.” Mount Soledad is also known for being the home of Theodor Seuss Geisel, better known as the legendary children's writer Dr. Seuss, who lived in a mansion near its summit and worked in an observation tower with panoramic views.

Luxurious private communities and custom-built houses
Running from the base of the mountain to its summit, the winding Mount Soledad Road is lined with luxury homes and gated communities that come with stunning views of the La Jolla coastline. “People from around San Diego will go on drives here just to look at the amazing homes and take in the views,” DeMoss says. Built in the 1970s and ‘80s near the top of Mount Soledad, Windermere is the neighborhood’s first gated community, and residents here enjoy its community pool, tennis courts and passive park spaces. Bright stucco townhouses line the curving streets leading into the community and range between $1.4 million and $1.8 million for three-bedroom layouts. Further into Windermere, sprawling homes sit on secluded lots and come in Prairie and New Orleans stylings; prices range from $2.1 million for three-bedroom homes to $3.4 million for four-bedroom homes with better views. The gated Ridgegate community’s quiet streets are lined with single-family Mediterranean-style homes from the 1990s, featuring manicured lawns dotted with eucalyptus trees; prices here range from $2.4 to $2.5 million for spacious three- and four-bedroom layouts. At the base of Mount Soledad, the non-gated Mount La Jolla community offers brightly colored modern townhouses from the 1970s that range from $1.1 million to $1.6 million.
Mount Soledad Road is also lined with custom-built homes built between the 1960s and 2020s. These luxury properties often feature flat, manicured lawns shaded by palm and eucalyptus trees, but further up Mount Soledad, some homes sit atop hillsides coated with emerald vines. The houses come in myriad styles that vary from sprawling ranch-style homes with Craftsman elements to modern mansions surrounded by trees, pools and gardens. Prices for these custom-built homes start at $1.9 million for older properties near the base of Mount Soledad and go up to $5.5 million for mansions near the summit.

Historic and award-winning San Diego Unified schools
Opened in 1896, La Jolla Elementary is among the oldest schools in the state and earns an A from Niche; the school is amid renovating its historic campus to introduce modern amenities, including a new concert hall and lunch court. Muirlands Middle receives an A, and in 2023, the Alliance for a Healthier Generation recognized it as one of the healthiest schools in the country. The A-rated La Jolla High School offers strong arts programs, and in 2023, students here won five medals at the Scholastic Art and Writing Awards. The A-plus rated San Diego French-American School right in South Soledad offers a private alternative for elementary and middle school students, and its small classes are led by native French and Spanish speakers.

Hillside meadows and memorials with ocean views
Set at the base of Mount Soledad, the 79-acre Kate Sessions Memorial Park is among the most popular in San Diego for its panoramic views of Mission Bay and San Diego. Most of the park is dedicated to a hillside meadow where residents often picnic or sunbathe on the grasses and read beneath the purple flower Jacarada trees. In the park’s northern portion, the 1-mile Kate Sessions Memorial Trail climbs through natural spaces up rugged, dirt terrain. Atop the mountain’s summit, Mount Soledad Memorial Park is centered around tall cross sculpture surrounded by plaques bearing the faces of veterans. “My son’s grandfather has a plaque up there, and he still goes to visit because it's so beautiful,” DeMoss says. West of the sculpture, a small lawn space lined with benches looks out to the Village of La Jolla and its coastline. “If you’re from around here and you have someone visiting, this is where you take them. It has the best views in the city,” DeMoss says.

Interstate 5 runs along the eastern edge of Soledad South, connecting commuters to Downtown San Diego 11 miles away and the San Diego International Airport 10 miles away. The winding Soledad Mountain Road is lined with bike lanes and features picturesque views of the La Jolla coastline. Scripps Memorial Hospital La Jolla is 7 miles north and the Village of La Jolla 3 miles west.
Summer concerts at Kate Sessions Park
On Sunday evenings in July and August, Kate Sessions Memorial Park’s hillside meadow turns into a natural amphitheater for Concerts on the Green. Hosted by the Pacific Beach Town Council, this concert series features local musicians from underprivileged areas and is completely free to attend.
