A Ladera Ranch neighborhood
Bridgepark District is one of the oldest and most convenient neighborhoods in the sprawling Ladera Ranch master-planned community in Orange County. It was built in the late 1990s and designed for comfortable modern living, putting everyday essentials and recreation within walking distance. “Bridgepark Plaza is right there,” says Amy Sims, a Realtor at Coldwell Banker Commercial Realtor who has sold many Ladera Ranch homes. “It’s a great option for people who want to be close to the grocery store and parks.”
While the community is small, Bridgepark District has no shortage of activities around it.
Bridgepark Plaza has retailers, banks, a veterinarian, and restaurants for local residents.

Shopping and dining at neighborhood Bridgepark Plaza
The Bridgepark Plaza shopping complex operates in the neighborhood. In addition to an Albertsons grocery store, there's a Starbucks, mail center, salons, an optical office and a bank. Several restaurants operate there as well. Sims says Selma’s Chicago Pizza & Tap Room is a local favorite. Diho Thai Cuisine, Taco Mesa and Burger King give the neighborhood dining scene some variety. There are more retail and dining options about a mile and a half down Crown Valley Parkway, including a home goods store, a bakery and a fitness center.

Kids attend Capistrano Unified School
The neighborhood is served by the Capistrano Unified School District. Kids can start school at Chaparral Elementary School, which is graded A by Niche. They can go on to Ladera Ranch Middle School, also graded A by Niche. Tesoro High School, graded A-plus, offers numerous AP courses and extracurriculars, including an award-winning music program. Director of Choral Music has previously won a Grammy Music Educator Award, which he received for his work with the school’s Grammy Foundation-recognized music department.
Ladera Ranch Middle School is a public school serving students from grades 6 to 8.
Tesoro High School has all the sports facilities that students would love.

Multiple parks surround Bridgepark Plaza
The neighborhood is surrounded by parks and hiking trails. Cox Sports Park, directly across the street from the neighborhood's northern end, lives up to its name, offering lighted baseball and softball fields, a lighted soccer field, a smaller soccer practice field and a playground. Residents and their four-legged friends can spend time outside at Wagsdale Dog Park, a private access park on the southern side of the neighborhood. The park is bordered by the Ladera Ridge Trail, a hiking path offering sweeping views of the nearby mountain peaks. To see the valleys, hikers explore the winding Arroyo Trabuco Trail. The trail is situated in the 4,000-acre O'Neill Regional Park.
Modern Traditional homes nad townhouses
Bridgepark District homes cluster around Cecil Pasture Road, with residential streets splintering off. “The neighborhood is fairly small,” says Simms. “It was one of the first neighborhoods built in Ladera Ranch, so the homes are a little older. There are also a lot of rental properties.” All homes in Bridgepark District were designed with Modern Traditional aesthetics. As one of Ladera Ranch’s smaller neighborhoods, it has a smaller housing inventory in general, and homes do not come on the market often. Single-family homes generally sell for around $1 million. Townhouses and condos range from $770,000 to $910,000. Mello-Roos, a California tax-bond, was implemented on properties 30 years ago. As one of the older neighborhoods, nearing 30 years since its development, most Bridgepark District Mello-Roos are set to expire soon.
For more affordable housing options, Bridgepark District also has condominiums.
Townhomes in Bridgepark District are almost uniform in size, with a few larger ones as well.

Walking to Bridgepark Plaza and highway access
While shopping at Bridgepark Plaza is walkable, a car is needed to get around Ladera Ranch or travel outside it. There is bus service in Orange County, just not to the neighborhood itself. Crown Valley Parkway runs across the northern border of the neighborhood and connects with Interstate 5. Ladera Ranch is close to the coast. Capistrano Beach sits 10 miles south. Irvine lies 20 miles northwest, and Santa Ana is a little farther, 22 miles away. John Wayne Airport of Santa Ana is the nearest commercial airport.
Ladera Ranch events
As part of the Ladera Ranch community, Bridgepark Districts has access to its many events catering to residents of all ages. Holidays like Christmas and Halloween are commemorated with communal gatherings to admire outdoor decorations or mingle. Ladera Ranch also hosts outings like community clean-ups, crafting workshops and garage sales.
