The neighborhood is carved out of Orange County hills, so sidewalks and roads offer views up slopes to where houses sit on landscaped lawns. Mature trees, from pines and palms to crape myrtles and sweetgums, shade the swells and valleys of the neighborhood. The neighborhood is about 30 years old, and most homes are Modern Traditional in style. “Flintridge Village has the majority of the larger homes, so it’s appealing to bigger families,” says Amy Sims, a Realtor at Coldwell Banker Commercial Realtor familiar with Ladera Ranch communities. Prices start at $1.4 million and go up to $2.7 million. Sims says that for every purchase made in Ladera Ranch, buyers will be charged a Ladera Ranch enhancement fee of a quarter of 1% of the purchase price. Residents have also been paying a special property tax called a Mello-Roos. That tax, which was used to fund infrastructure projects, is expected to expire soon, which will be a relief for homeowners.Access to a community clubhouse and multiple parks
“Everything is right there,” says Sims. “It has a pool and one of the four Ladera Ranch clubhouses. Parks are right there, which is nice for families.” With three parks in the neighborhood, most residents are within walking distance of public green space. Toddler Town is a playground designed for young children below the age of five. Wagsdale Dog Park offers hydration stations, benches and shade to residents and their dogs. Traditional amenities like a playground, grills and picnic benches can be found at Hilltop Park, along with views of the valley below. For those who would like a closer look at the surrounding landscape, Yukon Riley Botanica Trail weaves through the neighborhood. While all residents of Ladera Ranch can visit any clubhouse, walking distance is a prized amenity in the community. Flintridge Village Clubhouse is home to a resort-style pool and spa. A tennis court, barbecue grills and picnic gazebo are also available, and the clubhouse has a great room, lounges, parlors for men and women, a kitchen and a fireplace room.Neighborhood kids attend award winning schools

Capistrano Unified School District, graded A-plus by Niche, serves all of Ladera Ranch. Kids living in Flintridge Village can start at Chaparral Elementary School, which is graded A by Niche. Ladera Ranch Middle School earned an A from Niche and was designated a California Distinguished School. Tesoro High School, graded A-plus, has been recognized as a California Distinguished School and has won multiple Grammy Foundation Awards. Ladera Ranch Community Services coordinates over 20 events a year. Fourth of July is one of the most popular, with more than 10,000 people heading to the community to enjoy a parade and fireworks display. Ladera Ranch hosts other inclusive events like Halloween and Christmas decoration contests and organizes community cleanups and garage sales. “You could walk, but most people are gonna drive,” says Sims. Shopping and the neighborhood clubhouse and parks are accessible by foot. Crown Valley Parkway runs across the northern border of the neighborhood. There is no public transit through Ladera Ranch, so residents will have to drive 5 miles north to Mission Viejo, 7 miles west to Laguna Niguel or 20 miles northwest to Irvine. The closest airport is the John Wayne Airport of Santa Ana, which lies 25 miles northwest. Capistrano Beach, the closest beach, is a short drive from the neighborhood at 12 miles south via Interstate 5.Shopping at Mercantile West
The Mercantile West shopping center is a mile east of Flintridge Village. Most shop at Stater Bros. for essentials. Ulta Beauty, GameStop and multiple salons also operate out of there. Rancho Capistrano Winery serves local vintages. Other Mercantile West restaurants span from options like Joe’s Italian Restaurant and Bar, Ten Mile Brewing and Choya Japanese Cuisine offer more elevated dining options close to home. For quick options, a McDonald’s and Chick-fil-A are also available.Crime in the community
Ladera Ranch is an unincorporated community that does not have its own police department. Flintridge Village and the rest of the community are served by a special patrol under the Orange County Sheriff’s Office. In cases of violent and property crimes, Flintridge Village scores 2 out of 10 on the CAP Index Crime Score. This score is two points lower than the national average of 4 out of 10.
