The central Florida town of Lady Lake sits on the east side of the Villages, a 55-plus master-planned community known for its extensive amenities. The community of 16,000 benefits from the location, which allows residents to take advantage of the restaurants and entertainment options in the Villages with a lower price tag. “You can get a home in Lady Lake for about $100,000 less than in the Villages,” says Liliana Whittington, a local real estate broker with eXp Realty specializing in the Villages and surrounding areas. “And you get more land for your money, too.”
Though the town is popular with retirees, the southeast half of Lady Lake is open to residents of all ages. Lady Lake has the second-lowest tax rate of any of the towns in Lake County, and its population has grown about 14% from 2010 to 2020.

Fifty-five-plus communities in the north, all-ages neighborhoods in the south
Most of the town’s homes are in 55-plus communities on the northwest corner, overlapping with The Villages. Bungalows and ranch-style homes from the 1980s and 1990s are common in these communities, many of which sit on the Orange Blossom Hills Golf Course. The rest of the town offers midcentury ranch-style and 21st-century New Traditional-style homes. Though Lady Lake overlaps with the Villages, homes here are less expensive, with properties selling for a median price of about $310,000. In comparison, homes in the Villages sell for a median price of $375,000. Condos are available on the town’s west side, averaging around $400,000 for a two-bedroom unit.

Shopping, dining and entertainment at Spanish Springs Town Square
Residents enjoy the same shopping and entertainment options residents of The Villages enjoy. "The Villages has three different entertainment centers," Whittington says. "Spanish Springs Town Center is the main one, right next to Lady Lake." Spanish Springs features clothing stores like Talbots and Chico's and restaurants serving seafood and American fare. It’s also home to the Sharon L. Morse Performing Arts Center, which hosts concerts, comedy shows and other live entertainment. National retailers, restaurants and services are located along U.S. Route 441.

Newly built parks, pickle ball courts and golf courses
Snooky Park, which opened in 2023, is the newest greenspace and features a scenic walking path through cedar and oak forests. Less than a mile north, Guava Street Sports Complex offers various athletic facilities, including pickleball and tennis courts. Golfers can visit one of many 18-hole courses in the area, including the Lakes Golf Club.

Kids attend Lake County Schools
Lake County School District receives a B rating from Niche and serves about 43,000 students. The district employs a Multi-Tiered System of Support for underperforming students. It also offers Educational Choice Transfer, which allows students to attend any traditional school within the district if it's not at capacity and the student has transportation. The closest private school is Holy Trinity Episcopal School, which serves sixth through 12th grade and does not have a Niche score.
