The area is close to several trails, including the community’s own Hidden Oaks Trail. The nearly 8-mile Lafayette-Moraga Regional Trail begins just west of Peardale Estates, and is open to walking, biking and horseback riding. On Pleasant Hill Road, residents can link up with the Lamorinda Trail Loop, a network of off-street and on-street paths that lead to nature areas, including Briones Regional Park.

Peardale Estates has midcentury homes with updated features
Like many Lafayette neighborhoods, Peardale Estates was originally established in the mid-1900s, when the town rapidly transformed into a city. “After World War II, the population exploded from about 1,000 or 2,000 people to more than 10,000 in 10 years,” says Patrick Kikkert, member of the board of the Lafayette Historical Society, who grew up in Lafayette.
Midcentury ranch-style houses are prevalent, and most have private driveways and attached garages. Mature evergreens line the curving streets. Kikkert says that because there isn’t much buildable land left to develop, people typically renovate older homes, sometimes adding second stories or even taking them down to the framework to rebuild them. Prices may range from around $1.63 million to $2.66 million. There are a couple of condo complexes in the area, and units tend to cost between $1.43 million and $2.13 million, plus monthly fees of around $850. The community’s CAP Index Crime Score is 2 out of 10, below the national average of 4.

State Route 24 forms the neighborhood’s northern edge, and it is the main thoroughfare for car travel. There’s a Bay Area Rapid Transit, or BART, station in downtown Lafayette with bike storage and a large parking lot. “Some people work from home, but the vast majority live here and either work in San Francisco or Silicon Valley,” Kikkert says. It’s about 50 miles to San Jose, and San Francisco is roughly 25 miles west. The San Francisco International Airport is around 35 miles away. “The Oakland airport is a little closer, but the BART runs directly to the San Francisco airport,” Kikkert says. Emergency care is available less than 5 miles east, at the Kaiser Permanente Walnut Creek Medical Center.
