The pocket-sized enclave of Debaillon Park sits tucked alongside the train tracks that run northwest of downtown Lafayette. While the eponymous park is its central feature, the neighborhood stretches for several blocks, with Interstate 10 running along the northern border. An easy commute to the downtown district and wallet-friendly home prices put Debaillon Park on the map. With warehouses and water towers crowding the skyline, the neighborhood isn’t among the most aesthetically pleasing in the city, but it is a work in progress. “There’s a big initiative from the city, trying to get rid of the blighted properties,” says David Adams, Realtor with Keller Williams. “They’re trying to make these areas safer and better.”
New Hope at Debaillon Park
Debaillon Park is the neighborhood’s centerpiece, sprawling across 33 acres off Saucier Parkway. The football and baseball fields are equipped with lights so games can go on well after dark, and the covered basketball court prevents rain showers from putting a damper on hoop time. Walkers, joggers and cyclists share the 1-1/2-mile multi-use trail. Also on site is the New Hope Community Development of Acadiana Center. New Hope offers after-school programs, mentoring and youth summer enrichment to help under-resourced families.

Single-story homes from the 1940s
Small single-story bungalows, cottages and shotgun homes line up along the neighborhood’s network of residential streets. There are several apartment buildings, too, with renters making up more than 60 percent of the population. Most established housing stock dates to the 1940s, with some recent builds mixed in. Prices start in the low $100,000 range for one-bedroom cottages and climb to $300,000 for 3-bedroom ranch-style homes. Investors and budget-conscious buyers can find good deals here if they’re willing to take on major renovation projects.

Lafayette learning at Acadiana High School
J.W. James Elementary School, a magnet school focusing on technology and the arts, is located on West Willow Street near the park. Niche gives J.W. James a B-plus. Depending on where they live, students might start out at S.J. Montgomery Elementary School instead. Montgomery Elementary gets a B-minus from Niche. Next comes Acadiana High School, which gets a B-minus.

Crab and crawfish at KD Seafood
North University Avenue, the neighborhood’s main thoroughfare, is home to businesses like Dollar General and Cracker Barrel. Local joint KD Seafood Express serves boiled crab, crawfish and shrimp from its take-out window. Residents head to Super 1 Foods on West Willow Street for groceries and other essentials.
Life aboard the LTS
Lafayette Transit System buses stop along Orchid Drive to transport residents who don’t want to drive downtown. The bus trip usually takes half an hour, whereas folks who drive themselves could be there in less than ten minutes. It only takes a little longer to reach Lafayette Regional Airport by car — 15 minutes or so, depending on traffic. With I-10 cutting a path across the neighborhood, residents can easily hop on to start the hour-long drive to Baton Rouge.
Crime
The CAP Index crime score for Debaillon Park isn’t much higher than the national average, but local news reports point to a recent spate of violent crime in the neighborhood and in Lafayette in general. In response, the Lafayette Police Department has installed a series of gunshot-detection sensors in areas they consider high-risk, including along West Willow Street. By pinpointing the location of gunfire and capturing audio clips of the scenes, the department says these acoustic sensors will help officers get to crime scenes more quickly while also aiding investigations and serving as a deterrent. ay essentials.
