North of the shores of Laguna Beach, Laguna Canyon is a neighborhood settled into the sides of the canyon bordering acres of parkland. Residents are close to the beach and the city but are surrounded by the Laguna Coast Wilderness Park and are within a short drive of Crystal Cove Park and the shores of the Pacific. All of that natural beauty has long been a draw for artists and the neighborhood retains that community thanks to prices those in that profession can still afford. “As the name suggests, it’s in a canyon, so it’s always been an artist's haven. It really represents more of the most affordable place you can buy a home in Laguna,” says Brian Johnson, real estate broker of Coldwell Banker Commercial Realty.
It's common for homes in Laguna Canyon to be nestled in canyons or be surrounded by natural elements.

Live-in studio residences in Laguna Canyon
The median price of Laguna Canyon is $1.5 million, about half the median cost of Laguna Beach. Costs can range from the rare $550,000 property to $3 million. Prices vary based on the size of the home and the size of the land parcel, but almost all newer properties are built in a contemporary style. “Many homes are live-in art studios,” says Johnson, adding, “You'll see a lot of older cottages. It’s very compact in some areas.”
Young Laguna Canyon residents can rent studios, which are often catered to artists and Laguna College of Art and Design students.

Surrounded by Big Bend and Laguna Beach
The neighborhood is surrounded by protected parkland. Laguna Coast Wilderness Park: Big Bend covers 7,000 acres of land bordering the west of Laguna Canyon. Here, visitors can hike, explore local plants and catch glimpses of native animals, horseback ride or visit the nature center. Laguna Beach sprawls at the end of Laguna Canyon Road. In addition to the beach, visitors can hang out at the boardwalk, explore the tide pools or play on the playground or basketball and volleyball courts.
It is important to note that living in a canyon comes with risks of flooding and mudslides. “There is a flood channel in the canyon that has historically been a major problem, but the city has offensive work on mitigating the flooding issue,” says Johnson. He advises that buyers explore insurance options to protect against potential damage.

Laguna Canyon Road leads in and out of the neighborhood
Laguna Canyon Road is the major artery through the neighborhood. “Laguna Canyon Road is the feeder to the highway,” explains Johnson. “It’s a busy road. It’s the one road in and out, so you can sit in your car for 30 minutes to go a mile.” Laguna Canyon Road connects with California State Route 73, which leads to neighboring Aliso Viejo. Heading southwest toward the beach, the road connects to the Pacific Coast Highway. Newport Beach is 7 miles north, while Long Beach is farther away at 40 miles north.
Kids attend Laguna Beach Unified Schools
Kids can start school at El Morro Elementary School, which earned an A-plus from Niche. They can go on to Thurston Middle School, which earned an A. Laguna Beach High School earned an A-plus and has previously been designated a California Distinguished School. The Laguna College of Arts and Design is right off the main road and has about 700 students.
El Morro Elementary School is a Blue Ribbon Award school for students K-5 in Laguna Beach.

Shopping and dining outside Laguna Canyon
The neighborhood is mostly residential and industrial, but some shopping and dining can be found at Broadway Street, which is the southernmost strip of Laguna Canyon Road. A Whole Foods as well as a few local restaurants line the street. Here, visitors will find breakfast spots, bar and grills, pizza and Mexican restaurants. More retail and restaurant options can be found a few miles northwest in Aliso Viejo.
Enjoy fine dining at Cliff Restaurant in Laguna Beach that offers panoramic views of the ocean.
Laguna Canyon is a short drive to downtown Laguna Beach, where it is famous for its boutiques and shopping scene.
