Santa Vittoria, San Remo and Veeh Ranch Parks in the neighborhood
Community green spaces include Santa Vittoria Park next to the local elementary school and San Remo Park in the neighborhood core. Each includes a playground, tennis court, sand volleyball area and multiuse lawns. Veeh Ranch Park, in the north end, has a playground, basketball court and paved walking loop accessible from backyards. “Our beautification team of volunteers works with the city on park improvements, and their energy always motivates me,” adds Huggins, formerly a park planner with Orange County Parks for 24 years. “We’re working on playground updates, putting in park benches and more bike pathways.” A mile northwest of Veeh Ranch Park, the 12-acre Los Olivos Community Park combines play areas, several sports courts, and lighted soccer and baseball fields. Laguna Coast Wilderness Park to the west is etched with 40 miles of trails that wind through sycamore and oak trees to rock bluffs with expansive views. Dogs are not allowed because the park is part of the Natural Community Conservation Planning program that protects endangered and rare plants and animals. “Our most exciting news lately is that the city is in the conceptual stages for a bike trail to connect us to the much bigger Irvine Bike Trail that heads all the way down to Balboa,” Huggins says. “We have a great city manager who thinks outside the box and knows how important it is to connect a network of neighborhoods.”Chaupin Bakery, coffee shops, farmers market and shopping centers
Shopping, dining and employment opportunities are accessible in abundance, many within walking and biking distance from home. On Lake Forest Drive, Baja Fish Tacos is a popular spot for fresh Mexican fare. Polly’s Pies in Moulton Plaza serves homemade pies and cheesecakes, with an all-day menu of burgers, salads and sandwiches. For croissants, baguettes and quiche, Chaupin Bakery is a top local pick. “Chaupin is my favorite for breakfast, lunch or coffee," adds Huggins. "Of course, the neighborhood has three or four coffee places, so it’s fertile ground for healthy competition. We get to know the businesses we support.” Next to Chaupin, the hip, edgy Coffee Dose specializes in lattes and cheeky merch. Every Sunday, the North Laguna Hills Farmers’ Market pops up next to Coffee Dose with pasture-raised meat and eggs, al fresco dining and artisan goods. And for mall shoppers looking for entertainment from escape rooms to movies, there’s Irvine Spectrum Center just 2 miles north on Irvine Center Drive. Whole Foods is also easy to access on Irvine Center Drive. Laguna Hills Commerce Center is just a 12-minute bike ride from the heart of the neighborhood, where kids of all ages love the Big Air Trampoline Park, and adults head to GameCraft Brewing for local beer, wings, games and trivia nights.Manufactured homes for $200,000, townhouses for $650,000, single-family up to $1.2 million
Newcomers can find a mix of manufactured homes, condos, townhouses and single-family ranch styles, primarily built in the 1970s. Condos in Laguna Village offer balconies, patios and garages and range from $640,000 to $690,000. Two-story townhouses in Laguna Village are priced between $650,000 and $800,000. Single-level homes in Laguna Terrace are priced from around $900,000 to more than $1.2 million for complete remodels. In the Laguna Hills Estates subdivision, contemporary stucco and siding manufactured homes built between the 1980s and 2000s ask from $200,000 to $375,000. “We have people who’ve lived here for 30 years or more, and it keeps pricing attractive,” says Huggins. Pride of ownership is evident throughout the neighborhood in neatly landscaped yards with decorative stone border gardens. Green lawns and established trees are thriving. “I’m proud to live here,” says Huggins. “My friends from the richer areas come and appreciate my garden. I call it my farmhouse in the city because Laguna Terrace doesn’t have an HOA; I get to do what I like to do. We work with the city to keep things looking good.”A-grade Saddleback Valley Unified School District
Public schools are in the Saddleback Valley Unified School District, which earns an A on Niche. Kids go to San Joaquin Elementary, given a B, through sixth grade. Seventh and eighth graders move on to Los Alisos Intermediate, which gets an A-minus, before heading to Laguna Hills High, which earns an A. Interstate 5 runs along the eastern side of North Laguna Hills and splits into I-405 just north, one of the main north-south thoroughfare in Southern California. On the west, the lovely Laguna Canyon Road highway passes south through rolling foothills towards the Pacific Ocean. Public transit is an option at Orange County Transportation Authority bus stops along the central Moulton Parkway. The city of Laguna Hills hosts an outdoor summer concert series at the Laguna Hills Community Center, 4 miles south of the neighborhood. Musical genres are diverse, and locals bring chairs and blankets to kick back and enjoy. In 2024, says Huggins, the North Laguna Hills community is planning their own concert in San Remo Park. “We’re putting it on ourselves,” says Huggins. “We’re going to have a big picnic and an oldies-but-goodies '70s and '80s review.”
