On the southern edge of Laguna Niguel, Bear Brand is composed of winding residential roads that descend through hillsides landscaped with succulents and crape myrtle trees. The area is made up of a few subdivisions with their own HOAs — with fees from $250 to $1,850 per month. Many of the single-family homes come with in-ground pools, plus one of the HOAs maintains a community pool. Only a couple of miles away from the shore, many of the homes feature Pacific Ocean views. There's a variety of architecture here, including Mediterranean-style and contemporary mansions. Many homes range from around $2.5 million to $6 million, depending on size. The largest homes and those with acreage can sell in the $19 million to $30 million range. On the lower end, there are condos ranging from $850,000 to $1.5 million. Bear Brand is known for having some of the highest sales prices in the city, with a median of $2 million, compared to the adjacent neighborhood Beacon Hill’s median of $1.3 million.

The park also has a playground and picnic tables. On the neighborhood’s north side, Laguna Niguel Pooch Park is a fenced 1-acre off-leash dog park. Bear Brand’s tantalizing ocean views are a constant reminder of the beaches only a couple miles away; Salt Creek Beach is the closest, about 2 miles away. It's popular with surfers, and there's an overlook on the bluff that's perfect for catching the sunset over the ocean. At Dana Strands Beach, there are walking trails and sectioned off areas for swimming.
