Luxurious amenities and elevated views in Marina Hills
Marina Hills is one of Laguna Niguel's most luxurious communities. It was built in the 2000s to offer larger homes, clearer views and resort-level amenities. "It's definitely seen as a higher-end community," says Realtor Candice Blair with Coldwell Banker Realty, who's been selling in Laguna Niguel for over 20 years. "Overall, the homes are larger and have better views of the mountains and ocean because it's built on a high point." The community's larger homes are a draw, but its planned recreational facilities are what separates it from other locations in Laguna Niguel. "The amenities are great," says Blair. "There's pickleball, tennis, a nice resort spa and pool and trails surrounding the community." With the addition of shopping centers at each end of the development, Marina Hills puts all the elements of upscale residential living within a few minutes of any home.
Larger homes than most in Laguna Niguel
Being developed in the 2000s might not sound new, but it's new compared to much of Laguna Niguel. "The construction here is slightly newer than most places in Laguna Niguel because most other communities were built in the 1970s and 1980s," says Blair. "The homes have more modern high ceilings and open floor plans." Spanish Revival architecture is standard across the neighborhood. There are condos and luxury townhouses ranging from $700,000 to over $1 million. However, spacious single-family homes occupy most of the community's elevated streets and can cost $1 million to $2 million. These don't have much yard space, but the streetscape and natural surroundings provide plenty of greenery. Mansions with the best views on the southern rim of the community and in the gated Sienna section regularly cost over $2 million.

Capistrano Unified School District is rated A-plus
Marina Hills is part of the Capistrano Unified School District. Niche gives the district an A-plus rating and ranks it in the top ten of Orange County. Students begin at George White Elementary, which earns an A. "There's a trail that leads from Marina Hills to George White Elementary through Chapparosa Park, so a lot of kids can walk to school," says Blair. They continue at Niguel Hills Middle, which gets an A as well. The pipeline finishes at Dana Hills High, also rated an A. Niche ranks Dana Hills High in the top 100 high schools for athletes in California. Between 2023 and 2024, four of the school's sports teams won their league championships.
Dana Hills High School's football stadium is home to the Dana Point Dolphins.
George White Elementary School serves Laguna Niguel students from kindergarten to fifth grade.

Upscale community parks and surrounding trails
Marina Hills Park is the community's main recreation space on the north side. Its luxurious amenities resemble a private wellness club more than a community park. On the park's west side, there's an indoor recreation center and a resort-style pool with multiple levels of lounge seating and a hot tub, all surrounded by a privacy screen of palm trees. Next to the pool, there are six fully lit tennis and pickleball courts. The rest of the park has athletic fields, basketball courts and a playground. On the east side, Parc Vista Park also has a playground. Walking trails surround the neighborhood, leading hikers along San Juan Canyon and to Chapparosa Park to the south. Chapparosa is another large facility with athletic fields, courts and trails. Dana Point's famous surf beaches are only 5 miles down the road.
Marina Hills Park has something for everyone, from sports enthusiasts to fun-seeking families.

Shopping centers at each end of the neighborhood
Groceries and other conveniences can be found at either end of the neighborhood. To the northeast, the Laguna Heights Marketplace has an Albertsons, small eateries and spots for easy errands, such as a bank and dermatologist. Clubhouse Plaza is on the southwest end. It has a greater selection of restaurants, yoga studios, consignment shops and other businesses. Laguna Town Center has more restaurants, bars and shopping a mile north on Niguel Road. Mission Viejo's commercial center is 4 miles up Interstate 5; it's the area's most comprehensive shopping location, with retail malls like the Shops at Mission Viejo and big-box stores like Costco. Dining near the harbor in Dana Point is 5 miles south.

Five miles between two major hospitals
Marina Hills doesn't have much industry around it, but its equidistant location between two of the area's largest hospitals makes it ideal for healthcare professionals. Providence Mission Hospital Laguna Beach is about 5 miles south, and Providence Mission Hospital Mission Viejo is about 5 miles north. Interstate 5 is a few miles east of the neighborhood, and commuters can take it 10 miles north to the Irvine Industrial Complex, an expansive business park. Irvine, Orange County's tech and finance hub, is about 20 miles up the coast. John Wayne Airport, just south of Irvine, is the closest outlet for flights. Marina Hills' residential setting contributes to its notably low CAP Index Crime Score of 2 out of 10, compared to the U.S. average of 4.
