Mediterranean homes removed from the waterfront
Palm trees, ferns and bushes line the hilly streets of Niguel Coast, slightly removed from the waterfront. This neighborhood features traditional and Mediterranean architecture from the 1980s. Most homes in this subdivision have an HOA association with monthly fees. Prices range from $1.4 million to $2 million. Prices are higher for ocean views on properties nearing 2,500 square feet.Additionally, multifamily options like condos and townhouses cost $850,000 to $1.1 million. “Retired buyers are getting priced out of Irvine and downsizing to single-level homes in this area,” Pahua says. “You can get a starter house with no Mello-Roos tax, and it’s more affordable.”

Take Salt Creek Trail to the golf course and the ocean
The Salt Creek Trail is a 7-mile greenway that reaches the beach. Residents bring their surfboards to Salt Creek Beach, a popular spot for swimming and picnics on a grassy lawn by the water. Turf soccer and baseball fields are at Bear Brand Park. Ocean Breeze Park has a pirate ship-themed playground. The Monarch Beach Golf Links is a significant recreational highlight with fairways and greens in a resort against the ocean. The Orange County summer concert series provides live music in multiple green spaces, including Sea Terrace Community Park.

A-rated schools and a medical academy at Dana Hills High
John Malcom Elementary School emphasizes visual arts and a STEM-oriented curriculum. Niguel Hills Middle School provides a Peer Assistance Leadership (PAL) class that allows students to learn leadership skills through community service. Dana Hills High School offers academies for music and medical occupations. All three schools in this neighborhood pipeline earn an A grade from Niche.

Interstate 405 to the greater LA area
The Orange County Transportation Authority (OCTA) provides public transportation to Niguel Coast. Los Angeles is about 60 miles west on Interstate 5. Interstate 405 is an alternate route that runs alongside Huntington Beach and Long Beach. It also reaches Santa Ana and the John Wayne Airport (SNA), an airline hub with flights to cities in Canada, Mexico and the U.S.Supermarkets, dining and movies at Ocean Ranch Village
About a mile east, Ocean Ranch Village is a major shopping center on Camino Del Avion. This area has a Cinépolis Luxury Cinema and a Trader Joe’s. Also nearby is a Ralphs Fresh Fare supermarket and various local restaurants. Luna Grill Dana Point is a fast-casual Mediterranean restaurant serving healthy bowls and kabobs. Bottega Angelina serves Italian dishes in an upscale environment with soft music and a wraparound patio for sunset views.
