Just inland from Pacific blue waters and sandy beaches, Niguel Coast is a sunny subdivision in Laguna Niguel - a suburban city south of Los Angeles. Additionally, multifamily options like condos and townhouses cost $850,000 to $1.1 million. “Retired buyers are getting priced out of Irvine and downsizing to single-level homes in this area,” Pahua says. “You can get a starter house with no Mello-Roos tax, and it’s more affordable.”

A-rated schools and a medical academy at Dana Hills High
John Malcom Elementary School emphasizes visual arts and a STEM-oriented curriculum. Niguel Hills Middle School provides a Peer Assistance Leadership (PAL) class that allows students to learn leadership skills through community service. Dana Hills High School offers academies for music and medical occupations. All three schools in this neighborhood pipeline earn an A grade from Niche.

The Orange County Transportation Authority (OCTA) provides public transportation to Niguel Coast. Los Angeles is about 60 miles west on Interstate 5.
