Surrounding a manmade lake in the Hudson River Valley, Lake Carmel is a scenic escape about 64 miles from New York City. “It’s a friendly area, with a warm feel,” says Samantha Ortiz, an associate broker with Howard Hanna Rand Realty who’s sold homes in the area for around 30 years. “I think it’s important to know — as a Latina myself — that it’s a very welcoming area for all nationalities. Sometimes you fear leaving the city because you're used to being in a diverse area, and it’s pretty nice to see the friendliness here, which is toward everyone.” The lake in the community’s center is reserved for residents only, and locals can gather here, at locally owned restaurants on state Route 52, and at Arts on the Lake, a community arts and culture center that has regular classes and events. The hamlet is bordered by Interstate 84, and a Metro-North Railroad station nearby offers routes to New York City.
Walking along Lake Carmel is a favorite activity for couples, dogs, and a moment away from screens.

Cape Cod and split-level homes with a rural feel
The dam that created the lake was built in the late 1920s, and the area’s first homes were small cottages where city dwellers came to summer. After the roads improved in the 1940s and ‘50s, people began to build year-round houses here. Cape Cod and split-level homes are common, and those nearest the lake typically sit close together, while those further away can sit on over 2 acres. Regardless of lot size, the area’s mature trees and lush gardens give it a rural feel, and the narrow, hilly streets with little through traffic add to the sense of seclusion. Prices generally range from $270,000 to $660,000. Fixer-uppers range from around $160,000 to $290,000, and 21st-century new traditional homes can cost between $620,000 and $880,000. Late 20th-century townhouses in the southeast range from $320,000 to $520,000, plus monthly homeowners association fees between $430 and $490.
Townhomes in the southeast part of Lake Carmel offer a more modern feel, with prices from the low 300s and monthly HOA fees.

Lake Carmel is open only to residents, who can swim in the summer, icefish in the winter, and boat most of the year. There are beaches and boat docks around the community, and some homes have private access. The Kent Public Library has weekly programs, including a kids’ chess club and the Project Linus Crafting Group for adults. Edward Ryan Memorial Park is the community’s largest green space and has sports fields, a tennis court and a fitness trail. The public 27-hole Centennial Golf Club is nearby, as are hiking areas like the over 1,100-acre Wonder Lake State Park and the over 1,000-acre Nimham Mountain Multiple Use Area. The popular Thunder Ridge Ski Area, which has 22 ski trails and offers lessons, is about 7 miles away.

An A-minus-rated school district with supportive programs
Kids are zoned for schools in the Carmel Central School District, which earns an A-minus from Niche. The district has three elementary schools, and students might start at Matthew Paterson Elementary, then go to George Fischer Middle; both earn a B. At the A-minus-rated Carmel High, students can take advanced classes for college credit through the State University of New York system. Students with disabilities are supported here, as the school has teachers for the hearing and visually impaired, as well as the option for integrated classrooms or self-contained classes.

Commuting routes to New York City and Westchester County
Interstate 84 borders the community, and the Southeast Metro-North Railroad station, which has routes to New York City, is about 6 miles away. “Most people commute to the city or Westchester County,” Ortiz says. “The people going into New York City are taking the train, and the people going to Westchester are driving.” Westchester County cities like White Plains are about 38 miles away, while New York City is a 64-mile trip. Houses of worship here include Our Lady of the Lake Mount Carmel Church and Lakeview Community Church. Putnam Hospital is about 7 miles away. Westchester County Airport offers domestic flights 33 miles away, and John F. Kennedy International Airport is a 66-mile trip.
With regular service and just a short drive away, the Southeast station connects Lake Carmel to NYC and beyond.
About 30 minutes from Lake Carmel, Westchester County Airport makes flying easier with shorter lines and fewer crowds.

Locally owned restaurants on Route 52 and shopping nearby
State Route 52 is home to most of Lake Carmel’s locally owned restaurants. Tavern on 52 Bar & Grill serves American comfort food in a casual atmosphere. Ortiz recommends Great Blue Heron, which has an upscale vibe and outdoor seating with water views. A ShopRite grocery store is nearby, anchoring a shopping center that has more restaurants, a nail salon and a Gold’s Gym. More shopping is near Interstate 84, where there’s a DeCicco & Sons grocery store, Michaels and The Home Depot.
Lake Carmel folks head to Tavern on 52 for solid meals and the feeling of a neighborhood hangout.

Art events and classes at Arts on the Lake
Arts on the Lake, located in a former firehouse on the waterfront, offers programs, events and art classes, including music classes for kids and painting classes for adults. It also regularly hosts meetings of various artistic groups, such as writers, bluegrass musicians and puppeteers. Each July, its Summer Concert Series invites a different musician to perform each week.
At the Lake Carmel Arts Center, drawing classes offer a space to focus, create, and be part of something local.
