Meadowbrook’s established properties offer flexibility
Most of the houses in Meadowbrook were built in the mid-to-late 20th century, a mixture of traditional ranch styles and manufactured homes. Lots are usually at least half an acre, and the median is just under 2 acres. It’s the type of space that allows some to keep farm animals, Cantoran says, including horses. Some properties are perched among the area’s steep hills, and many have views of ranges in the distance, like the Temescal Mountains. The manufactured houses in Meadowbrook sell for $250,000 to $630,000, while traditional ranch-style homes go for $450,000 to $800,000. Listings sell after an average of 32 days on the market, quicker than the national average of 46, partly because of the property sizes. “When listings pop up in Meadowbrook, and someone’s looking for a big lot, there’s not a lot to choose from [elsewhere],” Cantoran says. The neighborhood has a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.

Route 74 is a key artery to major interstates
California State Route 74 cuts through the middle of Meadowbrook and gives residents a straight connection to Interstates 15 and 215. Cantoran says many people commute to jobs. “Either you go to Los Angeles, Orange County or San Diego,” he adds. Meadowbrook residents can take Route 74 to I-15 for drives toward Orange County, roughly 50 miles away; Los Angeles, about a 70-mile trip; and San Diego, 80 miles away. There are also multiple stops in the area’s Riverside Transit Agency bus system on Route 74. The majority of Meadowbrook is in the Lake Elsinore Unified School District, a system with a B grade on Niche. Students attend the B-minus-rated Earl Warren Elementary, which offers free breakfast before school, then the B-minus-rated Elsinore Middle. Students at Elsinore can participate in GEMS, a STEAM-based magnet program. Temescal Canyon High earns a B-plus rating and has a dedicated visual and performing arts pathway program with instruction in topics from ceramics to music. Northern sections of Meadowbrook are served by the C-minus-rated Perris Elementary School District, specifically the C-minus-rated Railway Elementary. Railway has an after-school program available every day. Students progress into the B-plus-rated Perris Union High School District from there, starting with the C-minus-rated Pinacate Middle, where extracurricular opportunities include sports teams from basketball to cross country. Perris High has a C grade and offers an agricultural science program.

Meadowbrook is surrounded by popular fishing, boating and swimming spots
Lake Elsinore and Perris have outdoor attractions, too. The namesake Lake Elsinore runs up against spots like Perret Park, where there’s a playground, and Elm Grove Beach, which is popular for fishing. The lake is open to boating as well. The Lake Perris State Recreation Area is anchored by Lake Perris and is also open to boating, fishing and swimming.

Nearby cities offer an assortment of activities
Both Lake Elsinore and the Lake Perris State Recreation Area host multiple events. Lake Elsinore is home to the Dream Extreme Fishing Derby in May, a competition to catch bass, carp, catfish, crappie and wiper. Multiple music festivals set up shop at the Lake Perris State Recreation Area, including Same Same But Different in September, where about 80 acts represent genres like electronic and funk.Lake Elsinore and Perris offer more options for shopping and dining
Meadowbrook is largely residential, but locals can head to Lake Elsinore and Perris to shop or grab a bite to eat. The Lake Elsinore Market Place includes Lowe’s and Costco, and the Palm Thai Cuisine restaurant there is known in part for its pho. The Perris Plaza shopping center has Food 4 Less and Rite Aid and is a mile from Kindred Hospital Riverside.
