Warm Springs feels rural but is close to city life
Warm Springs is in the rolling foothills just north of Lake Elsinore’s city limits. “It has a rural feel because of the scenery and mountains,” says Yesenia Vasquez, Realtor with Honest Realty Group, who has lived in the Inland Empire since 2005. “With the city nearby, you have everything you need — it’s the best of both worlds.” With freeway access and relatively low housing costs, Warm Springs also appeals to commuters who have been priced out of Los Angeles or larger Inland Empire cities.

Open land, manufactured homes and ranch-style houses
Tall, dusty eucalyptus trees and palms line the narrow, unmarked streets of Warm Springs. Chain link fences surround manufactured houses and ranch-style homes, which rest relatively close together on the flatter southern portion of the community. Farther north — as the land begins to get hilly — lots tend to be larger, providing room for more spacious homes or multiple outbuildings. Single-family residences sometimes list between $525,000 and $600,000, while manufactured homes tend to sell from $200,000 to $500,000. Vasquez says that one of the biggest draws for buyers is the amount of open land for sale. The price per acre ranges between $125,000 and $950,000, depending on how flat the property is and whether utilities have already been set up.
Manufactured homes are the most affordable housing option in the Warm Springs community.
Some newer, modern homes can be found in Warm Springs at higher price points.

Warm Springs is primarily residential, but it rests just beside one of Lake Elsinore’s busiest commercial districts. “You basically have every kind of restaurant, and you have the big stores like Lowe’s and Costco,” Vasquez says. Residents can pick up groceries at the Walmart Supercenter or the Grocery Outlet, and restaurants include Palm Thai Cuisine, Maui Hawaiian BBQ and the locally owned Douglas Burgers 23. Outlet stores and additional big-box chains are just across the freeway.

Children can attend schools within the Lake Elsinore Unified School District, which earns a B on Niche. Both Earl Warren Elementary School and Elsinore Middle School receive B-minus ratings. Temescal Canyon High School, located directly beside Warm Springs, gets a B-plus. The high school offers a Career and Technical Education program, Advanced Placement classes and the International Baccalaureate Diploma Program. Mt. San Jacinto College has a branch in Menifee, where learners can complete associate degrees or take adult education courses.

Most residents rely on cars for travel, and Interstate 15 and state Route 74 connect drivers to other parts of the Inland Empire, as well as to popular coastal cities. “You’re centrally located between San Diego and Los Angeles,” Vasquez says. Los Angeles is about 70 miles west, and San Diego is less than 80 miles south. The San Bernardino International Airport is 40 miles north, and the Southwest Healthcare Inland Valley Hospital, just under 11 miles away, provides emergency care.
Lake Elsinore area events, festivals and tournaments
A variety of events take place in and around Lake Elsinore. There are boating races and fishing competitions on the lake, seasonal festivals on Main Street, and single-A minor league baseball games at the Lake Elsinore Diamond Stadium. The Rosetta Canyon Sports Park also periodically hosts youth baseball and adult softball tournaments.

Important to know
Most of Warm Springs has water service through the Elsinore Valley Municipal Water District and homeowners are responsible for managing their own septic systems. The region is prone to wildfires, especially after hot, dry spells in summer and fall. High summer temperatures can also lead to poor air quality throughout the Inland Empire.
