The exurbs of Charlottesville have experienced a surge of interest in the wake of pandemic, and Lake Monticello is no stranger to that. In recent years, the area has grown, bringing more grocery stores, restaurants and medical offices right to the community’s doorstep.” Founded in the 1960s, Lake Monticello was originally a summer vacation spot. But now most homeowners live there year-round. The master plan focuses on improving traffic flow and ensuring that retail development continues to preserve the surrounding rural character. The Rivanna River provides a natural buffer on the north and east sides.

While the area isn’t known for high-density developments, three-bedroom townhouses from the 2020s are becoming more popular. Single-family homes tend to sit on wooded lots, connected to the street by long driveways. Buyers are likely to see single-story midcentury styles, but multi-story modern traditional homes are lending a contemporary look to the area. “Homes range from cozy ranch-style houses to spacious waterfront retreats, attracting both full-time residents and retirees looking for a relaxed, yet connected lifestyle,” says John. Floor plans make use of the larger lots: Over a third of properties have four or more bedrooms. The median price is $346,000 which is slightly less than the national median. HOA fees are roughly $1,200 a year. Winding streets that loop back on themselves are the norm. They’re often named after trees, like Ponderosa Lane, or they reference Virginia’s history, like Jefferson Drive.

Fluvanna County Public Schools earns a B-plus
Lake Monticello is served by Fluvanna County Public Schools, which earns a B-plus from Niche. The district has over 3,400 students attend and a 14-to-1 student-to-teacher ratio. About 15 miles northwest is the University of Virginia, founded by Thomas Jefferson in 1819, known for its programs in law, literature and health care.
Fluvanna Middle School is a B+ rated school according to Niche.

Top pastimes include golf, boating and sports
The 350-acre lake is a top destination for outdoor recreation. Opportunities include boating, fishing and even swimming at the five beaches. Grills and picnic tables are also available at the beaches. Lafayette Park is where people go to play pickleball and basketball, but it got an update in 2023 with a new playground. More athletic courts pop up across from Ashlawn Clubhouse, where the swimming pool is located. Fairway Clubhouse serves the community’s 18-hole golf course, which plays host to the Faulconer Invitational every year. For smaller waterside diversions, the 35-acre Tufton Lake offers fishing and canoeing.

Shopping and dining off Thomas Jefferson Parkway
The Jefferson Centre, located off Thomas Jefferson Parkway, offers a convenient concentration of retail stops. Restaurants in a strip mall are clustered near a Food Lion. But there are standalone businesses as well, such as an ice cream shop, barbecue joint and Italian restaurant. Innovative restaurants are scattered throughout the community, too, like The Great Poutini, where French fry dishes with various toppings are named after famous magicians. Bunker Bistro brings a refined sports bar vibe, and a few minutes from the south side is Cunningham Creek Winery & Brewery, which has live music every Saturday.

About 30 minutes to Charlottesville
While there's no public bus service in Lake Monticello, walkability is a top feature of this community. Designated pedestrian zones on roads are marked by white painted footprints that lead to popular hangouts like Lafayette Park and the various beaches. Thomas Jefferson Parkway, also known as state Route 53, is the major road leading to Charlottesville. It takes about half an hour to cover the 15-mile journey. Interstate 64 is just outside of Charlottesville and Charlottesville-Albemarle Airport is about 30 miles away.
