Lakeland South attracts homebuyers with access to retail, restaurants and green spaces. Many homebuyers move to Lakeland South from nearby cities because they see the community as a nice place to settle down. “It’s a good community where people watch out for each other,” says Realtor Don Goethals, who sells homes in the area with RE/MAX Extra, a company he owns. The community also offers highway access that residents use to commute to Seattle and Tacoma. The most popular listings have lake views. The weather is also a partial draw. “Lakeland South’s elevation is above the fog and below the snow,” Goethals says. “When Seattle has foggy days, it's often sunny in Lakeland South.”

Homes increasing in value
“Downtown Seattle and Downtown Tacoma have both had price drops in the past few years, but Lakeland South has continued to increase in price,” Goethals says. Three-bedroom mobile homes sell for between $125,000 and $315,000. Three-bedroom 1960s ranch-style homes are typically valued at around $370,000 and $520,000. Assessors value most three-bedroom homes on Lake Geneva at between $465,000 and $940,000. Four-bedroom homes on Lake Killarney are valued between $760,000 and $1 million. Both lakes offer a mix of cottage, ranch and contemporary-style homes. Assessors value four-bedroom 1990s contemporary-style suburban homes at between $560,000 and $950,000.

Schools within walking distance
Many children attend Rainier View Elementary School, which has a 15-to-1 student-teacher ratio, 34% math proficiency and 41% reading proficiency. Sequoyah Middle School has a 17-to-1 student-teacher ratio, 31% math proficiency and 42% reading proficiency. Both schools have C Niche ratings. Todd Beamer High School has a B-minus Niche rating and an 88% graduation rate. The school offers a slate of Advanced Placement classes. “A lot of kids walk to school,” Goethals says.

A variety of outdoor recreational options
People play tennis, baseball and basketball at Five Mile Lake Park. Folks can also take children to the park’s playground, go boating, relax on the beach or fish for rainbow trout and bluegill. The local little league plays games at the South County Ballfields. People launch their boats at Lake Geneva Park, which is also a popular picnic spot. Gas engines are banned on the lake. Locals take the 9-mile drive to Dash Point State Park, which offers forested hiking and biking trails, campsites and a sandy beach where the land meets Poverty Bay. Folks launch their motorboats from the park as well. Lakeland South residents drive 8 ½ miles northeast to hit the fairways at Auburn Golf Course.

Nearby retail and dining options
Folks shop and dine along Milton Way, about a mile south of the community. Patrons bite into stuffed calzones and enjoy local bands at Dave’s of Milton. The Mill Steakhouse + Spirits is a favorite place to enjoy strong cocktails and classic American fare. Folks chow down on lo mein and Mongolian beef at Milton Wok. The area also has big franchise options like McDonald’s and Starbucks. People buy their own cooking ingredients at the Safeway and pick up general goods at the Dollar Tree just off Meridian Avenue. Residents drive three miles from their homes to reach a mall called The Outlet Collection Seattle, which contains a Bath & Body Works, a Burlington, an H&M, a Gap and many other outlets. The mall also has electric vehicle charging stations. There is Walmart located directly adjacent to Lakeland South.
Entertainment and activities
Folks travel about 24 miles north to watch and root for the Seattle Seahawks and the Seattle Mariners. Century Theatres has a location about 3 miles to the northeast of Lakeland South where locals watch new film releases. Thrill seekers ride rollercoasters and shoot down water slides at the Wild Waves Theme & Water Park, just next to the community.
Commuting to nearby cities
Residents travel about 12 miles west via Interstate 5 to reach Downtown Tacoma and 25 miles north, also on Interstate 5, to reach Downtown Seattle. “Most residents work in either Seattle or Tacoma,” Goethals says. “A lot of people work for Boeing, Amazon and Microsoft.” People can take Washington State Route 167 about 20 miles north to reach the Seattle-Tacoma International Airport. Many residents drive 4 miles northeast to Auburn to catch a train to Seattle or Tacoma.
