Carson Park offers a quiet, suburban lifestyle in Lakewood
Carson Park gives residents the suburban experience, with calm streets of ranch-style homes within walking distance of outdoor recreation. “It has great infrastructure with parks, schools and restaurants. The area is close to Long Beach Towne Center, and it’s close to Heartwell Park and the golf course,” says Realtor Brandon Caldarella who works with First Team Real Estate and has over two decades of experience in the area. Safety attracts many as well; Carson Park’s CAP Index Crime Score is a 2 out of 10, half the national average.
Heartwell Park, Rynerson Park and more recreation options
Heartwell Park, which stretches over 100 acres, lies just south of Carson Park. It’s ideal for Little League games and golfing at a public 18-hole course, where Tiger Woods has practiced. Rynerson Park, located on the community's east side, offers walking and horseback riding trails, plus a playground and a dog park. The park also connects to the San Gabriel River Trail, a paved path that runs over 35 miles from Seal Beach to Azusa. Only a few miles away, the 600-acre El Dorado Regional Park is known for its fishing ponds, paddleboats and trail system. Early morning joggers and cyclists often exercise on the park's paths, while families enjoy picnics under the shade of jacaranda trees.
Midcentury ranch-style homes in a competitive market
Along the neighborhood’s sidewalks, a suburban feel is kept up: freshly mowed lawns, trimmed boxwood shrubs and the occasional white picket fence. Carson Park’s housing is primarily made up of post-World War II ranch-style homes, some with renovations. “The charm of houses is that they’re midcentury, which is in right now. They usually have original oak flooring and raised foundations, which makes it easy to plumb and work on,” Caldarella says. The uniformity of the architecture gives the neighborhood a specific character, but each house has individual touches — additions, bay windows and private pools. The landscaping also sets homes apart, from tropical plant life to the Southwestern style with cacti. The ranch-style homes range from $800,000 to $1 million. On average, houses stay on the market for 22 days, less than half the national average of 46 days. “It’s a strong seller's market with a lack of inventory, so buyers are competing for limited listings, which keeps the prices up,” Caldarella says.
Long Beach Unified Schools, including Cleveland Elementary
Cleveland Elementary School has an A rating on Niche. Bancroft Middle School has an A-minus, while Lakewood High School earns a B-plus rating. The high school offers four learning pathways to concentrate on specific academic areas, including the Digital Media Arts and Communication Pathway, plus the Applied Technology Magnet. For higher education, California State University Long Beach is only 5 miles away.
Local bar Regal Inn and retail at Long Beach Towne Center
Although Carson Park is mostly residential, a strip mall sits on the neighborhood’s south side. It has restaurants like Valentino’s Pizza Lakewood, which serves Detroit-style pies in a casual setting. Regal Inn is a popular neighborhood bar, with live bands and a pool table. A mile away, Long Beach Towne Center is a large open-air mall housing an array of convenient shopping options. The big box stores range from Lowe’s to Barnes & Noble. To pick up groceries, locals can stop by Walmart Supercenter or Sam’s Club. The mall even has entertainment spots like Regal Edwards Long Beach, a movie theater with IMAX screens.
A 10-mile drive to downtown Long Beach and more transportation
Carson Park is about 10 miles from downtown Long Beach. It’s also close to Interstate 605, giving residents easy access to the rest of Los Angeles County. “It's a central location; oftentimes, our buyers are dual income with one wage earner being in South Bay or north of Long Beach and another will be in Orange County. It's a good meeting point with wonderful access to freeways,” Caldarella says. Long Beach Transit buses serve the community. For medical services, residents can go to Dignity Health - St. Mary Medical Center, located about 5 miles away. The closest major airport is Long Beach Airport, only 3 miles from the neighborhood.
