Imperial Estates West: a suburban lifestyle and homes passed down for generations
Imperial Estates West, a Lakewood neighborhood, has similarities to the rest of the planned community. The midcentury homes are walkable to parks, and the street design avoids through traffic. “The most attractive thing is that it’s family oriented, and the school district is really good. It’s got decades of history — people that passed a house down, from parents to kids and grandkids,” says Realtor Connie Sanchez, who works with Ashby & Graff and has over two decades of experience in the region. Although it’s been about 70 years since development, the community’s suburban roots have endured, with proximity to popular parks and the elementary school.
Ranch-style homes and split-levels in Imperial Estates West
The neighborhood’s south end has retail, motels and apartment complexes, but the majority of Imperial Estates West is a separate residential enclave. The area’s calm streets are lined with jacaranda trees and single-family homes, which often come with attached garages and landscaped lawns. Developed in the 1950s through the 1960s, the homes mostly consist of ranch-style homes and split-levels, but lacy trim on the rooflines gives these homes a unique touch, resembling the look of gingerbread houses. Ranch-style homes range from $750,000 to $900,000, while split-levels range from $900,000 to $1.1 million. The market is competitive — homes stay on the market for 22 days on average, less than half the 46-day national average. “We're getting multiple offers on properties, so it’s definitely a seller’s market,” Sanchez says.
Rynerson Park, the Lakewood Equestrian Center and El Dorado Park
Rynerson Park, located on the west side of the community, offers 40 acres of walking and horseback riding trails, plus a playground and a dog park. “They have a lot of people walking their dogs, people playing softball or soccer and families with picnics on Saturdays and Sundays," says Sanchez. "There’s a nice family-oriented vibe.” The park also has access to the San Gabriel River Trail, a multiuse path that runs over 35 miles from Seal Beach to Azusa. Just south of Rynerson Park, the Lakewood Equestrian Center has horseback riding lessons and a petting zoo. The east side of the neighborhood is home to Bloomfield Park, which offers basketball courts and picnic pavilions. El Dorado Park is about a mile south; it's the largest park in Long Beach and known for an expansive trail system around multiple duck ponds. It features El Dorado Park Frontier Theme Park, which has a train ride and a carousel.
Well-rated ABC Unified Schools, including Aloha Elementary
Located on the neighborhood’s east side, Aloha Elementary School has a B-plus rating on Niche. Serving middle school levels, Fedde Academy earns a B, while Artesia High School has an A-minus rating. Artesia High has been named a California Distinguished School and offers welding certifications with Harbor Freight Tools for Schools, a program that focuses on trade education in high schools across the country. For higher education, California State University Long Beach is about 5 miles away.
Stores, restaurants and entertainment at Long Beach Towne Center
Long Beach Towne Center is an open-air mall offering over 100 acres of retail, with over 50 stores and services just south of the neighborhood. “It has multiple restaurants, a movie theater, shopping and ample parking. Whether you want sit-down or fast-food, it’s there,” says Sanchez. “You can spend a whole day there from a cafe in the morning to a steak dinner.” Roasting Water serves coffee as well as bubble tea in a cute setting, with panda decals and plushies for sale. The mall’s dining options include the relaxed steakhouse Original Roadhouse Grill and The Stand, a laid-back California chain that serves American food with healthy alternatives. Popular stores range from Barnes & Noble to Lowe's. One of the shopping center’s biggest draws is entertainment like movies at Regal Edwards Long Beach and the arcade at Dave & Buster's. For groceries, the mall has Walmart Supercenter and Sam’s Club.
A 10-mile drive to downtown Long Beach and 20 miles to downtown LA
Imperial Estates West has direct access to Interstate 605, which can take residents to downtown Los Angeles in 20 miles. It also goes to downtown Long Beach, about 10 miles away. For public transportation, there are Long Beach Transit bus stops along Carson Street and Centralia Street. Long Beach Airport is located 5 miles from the community, while the Los Angeles International Airport is about 25 miles away.
