Boating is kind of a way of life for most people in the area,” says local broker Dan Fouts of Windermere Real Estate, who has lived in the area for over 15 years. “You don’t actually need a boat to enjoy the water, though — Bush Point probably has the best shore fishing for salmon on the entire island.”

Bush Point Launch and South Whidbey forests
Bush Point is renowned for its outdoor recreational opportunities, particularly those related to its waterfront. The Bush Point Boat Launch is a popular spot for boating and fishing, providing easy access to some of the best fishing waters in the region. The area is famous for salmon, drawing fishing enthusiasts from all over. During salmon season in August and September, beachfront anglers are a common sight in the neighborhood, many of them fishing from their own backyards. Additionally, the nearby South Whidbey State Park offers coastal forests, hiking trails and picnic areas. The park's trails wind through old-growth forests and along coastal bluffs, providing stunning views and opportunities for wildlife observation. The less crowded but equally scenic Trillium Community Forest is located immediately east of Bush Point. The neighborhood descends from inland hills toward the water, so virtually every property has a water view, though beachside homes are particularly prized. “Bush Point is closer to the shipping lanes than anywhere else on Whidbey Island,” says Fouts. “Not close enough to bother anyone, but you get these amazing visuals of ships passing in front of the mountains — cruise ships, submarines, aircraft carriers. Locals can just sit in their backyards and watch them pass by.” Many homes feature large decks, spacious yards and direct beach access, making them ideal for those who enjoy outdoor living. Inland cottages typically sell for $600,000 to $800,000, while more spacious properties and beachside homes list for $800,000 to $2 million.

5 miles from Freeland shopping
While Bush Point itself is almost entirely residential, it’s just a 5-mile drive to Freeland, which offers a variety of local shopping and dining options. “One of the nice things about South Whidbey is there are hardly any chains,” says Fouts. “Just about everything is locally owned.” Locals can find groceries at Payless Foods or grab a bite at one of the town’s dozen restaurants. Or they can stop by one of the area’s growing roster of wineries and breweries, many of which feature live music, gorgeous scenery or both. It is a bit of a hike from Bush Point to the nearest department stores and major shopping centers, which are located across the sound in Mukilteo. It’s a 14-mile drive from Bush Point to the ferry to Mukilteo, which leaves every half hour and runs from 5 a.m. to 1 a.m. The trip from Bush Point to mainland shopping centers typically takes at least an hour each way, and locals usually make a day of it when they go.

Highly rated South Whidbey schools
Nearly all school-age children in Whidbey attend the area’s highly-rated public schools, which are overseen by the South Whidbey School District. South Whidbey Elementary has a rating of 6 out of 10 rating on GreatSchools, while South Whidbey Middle School has a 7 out of 10 on the site. South Whidbey High School has an impressive 9 out of 10 rating and offers college credit courses via its dual enrollment Running Start program. As there aren’t any 4-year or community colleges on the island, many students elect to take online courses through the program rather than make the trek to the mainland for in-person instruction.

Getting around and off South Whidbey Island
Smugglers Cove Road and Bush Point Road connect Bush Point to nearby communities. It’s a 5-mile drive to Freeland, 12 miles to Langley and 14 miles to Clinton, where the ferry connects South Whidbey Island to the mainland. Due to Bush Point’s relative isolation, virtually everyone in the neighborhood relies on private transportation to some extent. However, there are a lot of different ways to get around the island. Bus stops on Smugglers Cove Road offer regular connections to both South and North Whidbey, and road cycling is quickly gaining popularity among residents as both a pastime and a means of getting around. It’s also not uncommon for locals to take their boats to visit friends in nearby coastal communities, either on Whidbey or across the water on Marrowstone Island.
Getting into Bush Point is a short 20 minute ferry crossing from Mukilteo.
Public transportation is limited in Bush Point, with most bus stops can be found in Freeland.
