Collins Estates is about a mile or two away from a popular barrier island community that stretches along the Gulf Coast called Indian Rocks Beach. “Kids can go to the beach and ride bikes. It’s a nice, sheltered community, and everyone knows their neighbors,” says Adrienne Dauses, a principal agent with Compass Florida LLC, who has about eight years of experience in the area. “A lot of the people who have lived over there over the years are involved with small businesses that supply the beach, who can’t afford beach prices but want to live close to it.”
Indian Rocks is only minutes away, and while it's a tourist town many residents of Collins Estates go here for fun and food.

The neighborhood is primarily home to bungalows and ranch-style homes, largely built from the 1950s through the 1970s, that range from $380,000 to $775,000. Properties often come with outdoor living areas, hot tubs, pools or lanais — rooms covered by a roof and enclosed with screens or windows, typically located in the back of a home — to enjoy the sunny Florida weather. According to Dauses, mandatory flood insurance premiums in oceanfront Indian Rocks Beach have caused more investors who manage vacation rentals to start bidding in Collins Estates. “That will be the new tourist place, because you can take a golf cart and go over to the beach,” Dauses says.The CAP Index Crime Score in Collins Estates is 2 out of 10, lower when compared to the national average of 4.

Several green spaces for cycling and nature viewing at “Turtle Park”
The white, sandy shores of Indian Rocks Beach are less than 2 miles away from the neighborhood via Walsingham Road, which turns into 5th Avenue once it reaches the beachfront community. Before it crosses "the Narrows" waterway to Indian Rocks Beach, the road passes the George C. McGough Nature Park, affectionately known as the “Turtle Park” because of the shelled creatures that scale wooden platforms to sunbathe. The park’s nature center is also home to 22 rescued birds, including owls, hawks and an eagle.
Walsingham Park—a 254-acre green space with a 100-acre lake where wading birds await their prey—includes a playground, an off-leash dog area and a shared-use, 6-mile trail. Cycling is popular throughout the entire area. “There’s the electric bikes people are using on the beach and the Pinellas Trail, and then you have the professional bikers in their outfits,” Dauses says. The Fred Marquis Pinellas Trail goes through Largo on its way from St. Petersburg to Tarpon Springs.

Proino Breakfast Club, Yellow Banks Grove and Publix on Walsingham Road
The neighborhood’s restaurants and businesses are concentrated on Walsingham Road, and shopping centers with a Publix Super Market and a Walmart Neighborhood Market are located on the north side of the road. The Proino Breakfast Club has an extensive menu of breakfast dishes, many of which are served with crispy potatoes or crunchy strips of bacon. Sweet crepes come topped with whipped crème, and fruit trays are elaborately plated. Across the road, Yellow Banks Grove began as a citrus packer when Walshingham Road was still made of bricks. While it still sells oranges, it’s evolved into more of a gift shop. “It’s a huge tourist place. They have a variety of oranges you had no idea existed,” Dauses says. “They even have orange ice cream and all kinds of cool candy.”

Music education and various industry academies at Seminole High School
Children in Collins Estates may attend Oakhurst Elementary School, which earns an A-minus from Niche. They may then move forward to B-rated Seminole Middle School before potentially concluding their secondary education at Seminole High School, which scores a B-plus. The high school maintains several programs focused on specific industries, such as the E-commerce Academy, the Sustainable Engineering Academy and the Sports Media Academy, as well as more than ten academic honor societies. Walsingham Road and 102nd Avenue both connect to Interstate 275
Both of the neighborhood’s major thoroughfares eventually connect to Interstate 275. Walsingham Road, also known as Florida state Route 688, travels south along the Gulf Coast as well as east to the interstate. On the south side of Collins Estates, 102nd Avenue continues east as Bryan Dairy Road and eventually, Florida state Route 690, before it reaches Interstate 275. Drivers can reach both downtown Tampa, about 26 miles away, and downtown St. Petersburg, roughly 20 miles away, via the interstate. The Pinellas Suncoast Transit Authority maintains two bus routes that stop in the neighborhood, leading to the Indian Rocks Beach community, the Seminole City Center shopping area and downtown Clearwater.
