A rural borderland
Not to be confused with New Mexico's San Miguel County, this San Miguel is one of several small colonias, or unincorporated communities near the U.S.-Mexico border, found along Highway 28 in Las Cruces. Set just east of the Rio Grande, this independent community was established in the late 19th century, and today is still home to fertile farmland and modest homes, as well as just over 1,000 people. "When people travel on the 28, they don't really notice the small neighborhoods along the road," says Las Cruces resident Cesar Alday, Associate Broker at eXp Realty. "It's mostly farms and fields, but a closer look at places like San Miguel, La Mesa and La Union reveals cozy pockets of well-established homes—most are more than a century old. "
Southwest adobes and Pueblo Revivals
Residential streets in San Miguel are only partially paved, but consistently lined with gravel and native desert plants. The neighborhood is made up almost entirely of single-family Pueblo adobe houses and rustic cottages that date back to the 1800s and early 1900s, or ranch-style homes from between the 1950s and '60s. Prices here are largely dependent on lot size; a home on an acre of land ranges from $150,000 to $200,000, while anything over 2 acres can cost between $250,000 and $300,000.
