Of the neighborhood’s three subdivisions, the one in the north is the most expensive, with prices ranging from $400,000 to $650,000, depending on size; homes elsewhere cost between $315,000 and $550,000. Two- or three-bedroom townhouses are also available, and prices typically range from $275,000 to $370,000, depending on size. Single-family house and townhouse owners pay the same annual $500 in homeowners association fees, which cover security, road repairs and maintenance of the community pool. Any landscaping or improvement project must be approved by the HOA’s Design Control Committee, and homeowners may also be fined for not maintaining their property to the HOA’s standards.Swim in the community pool
Residents can work up a sweat at the neighborhood’s volleyball court, then cool off in the community pool. At the southern end of the neighborhood, the public,18-hole Sonoma Ranch Golf Course offers both lessons and tournaments. At the 3-acre Sam Graft Park, kids can burn off some energy on the shaded playground or shoot hoops on the basketball court. “We’re starting to see a boom in new businesses and restaurants being built around the north end of Sonoma Ranch,” Stevenson says. This growth is centered around Northrise Drive and includes both national chains and local businesses. At locally owned sports bar, The Game II, New Mexico State University fans can watch the Aggies play on 25 big-screen TVs while enjoying burgers and quesadillas. Residents can also order pizza delivery from NYP Slice House, which also has calzones and cannoli. National chains include Starbucks and Popeyes Louisiana Kitchen, and there's a nearby Walmart for groceries and other essentials.Knightly News at Organ Mountain High
Local kids can start school at Sonoma Elementary, which earns a B from Niche, then attend the B-plus-rated Camino Real Middle. At the B-plus-rated Organ Mountain High, students can join over 30 clubs, including the Knightly News, Robotics Club and K-Pop Club. High schoolers can also sign up for dual-credit courses at Doña Ana Community College, which is located just south.South of Highway 70
Highway 70 is just north and leads 6 miles southwest to Downtown Las Cruces. Interstate 25 is 3 miles west and leads 50 miles south to El Paso. Sonoma Ranch Boulevard, the neighborhood's main roadway, has several Roadrunner bus stops and a dedicated bike path; sidewalks make the area pedestrian friendly. MountainView Regional Medical Center and Three Crosses Regional Hospital are both 5 miles away. Las Cruces International Airport, a general aviation airport that has commercial flights to Albuquerque, is 15 miles west, and El Paso International Airport is a 57-mile trip.
