Laid-back living in a rural Huntington-area community

Rolling hills and railroad tracks form a backdrop for life in Lavalette, West Virginia, a small community that combines proximity to commuter destinations and a laid-back, rural feel. "The Ashland and Huntington areas are surrounded by several "bedroom" communities including Catlettsburg, Kenova and Lavalette all within a few miles," says Bea Rice, a local Broker with Ross Real Estate Services who has been selling throughout the area since 2003. Residents here are well-connected with their surrounding region with Virginia Routes 152 and 75 both running through the community, but this otherwise residential area also has its own amenities. A post office, public elementary school and two golf courses, Sugarwood Golf Club and Creekside Golf Course, are all in Lavalette's borders, while Beech Fork Lake offers fishing and boating just 3 miles away. Convenient access to the city, resources close to home, and larger lot sizes make Lavalette a viable option for those working in the Tri-State Area.

Lavalette homes with spacious, rural lots

Ranging from rural, countryside lots to homes spaced out in more suburban areas, homes in Lavalette are known for their ample property sizes and relative affordability. "Lavalette is south of Huntington in Wayne County, so taxes are cheaper and there's a lot more land than up in Cabell County," says Preston Cole, an area local and Realtor who co-owns Property Professionals Inc. along with his wife, Debbie. Buyers can find wooden-sided cottages and traditional homes dating back to the 1940s alongside more recently built ranch-styles from the '80s. Lot sizes range from a quarter to three acres, with a number of large, traditional properties boasting up to 4,000 square feet of floor space. Homes along Royal Birkdale Drive surround Creekside Golf Course, offering direct access to the course's greens and a quiet, spacious atmosphere. Most homes here sell from $120,000 to $250,000, while larger, contemporary builds sell from $350,000 to $600,000. Lavalette has a CAP Index Crime Score of 2 out of 10, which is lower than the national average of 4.

Heading outdoors in the Huntington area

Lavalette keeps options for outdoor recreation nearby, with two golf courses located within the community. Sugarwood Golf Club is a public course with a fully equipped pro shop that is annually ranked as one of the best public golf courses in West Virginia. "Creekside Golf Course just had a fire last year and the clubhouse burned down, but they rebuilt it now. The new restaurant and covered deck area are really, really nice. It's first-class," Cole says. For more recreation, Beech Fork Lake has a playground and miles of hiking trails. The park also has camping in the area, along with a shooting range and marina for storing personal boats. Beech Fork allows small boats to cruise around the lake's waters and is also a popular destination for fishing. During colder months, the YMCA of Huntington West Virginia is 7 miles north of Lavalette with an indoor track, basketball court and gym.

Shopping and dining along Route 152

"Even though it's a pretty rural area, Lavalette still has some local industry, too. There are a few car dealers, auto shops and Rodger Smith, which sells boats. It's really an up-and-coming area," Cole says. Route 152 passes right through the community, ensuring that a variety of businesses and services are within a short drive from most homes. Medicap Pharmacy can be found right next to Kenny Queen Hardware, while Lavalette Food Fair is stocked with produce, shelf items and other grocery needs. For something to eat, Gabby's 152 Tortilla Street is a locally-owned Mexican restaurant with a large outdoor patio. With a colorful, family-friendly interior, Gabby's serves popular items like guacamole dip, enchiladas and street tacos. Another local option is Triple H Drive Inn, which serves breakfast, lunch and dinner all week long. Highlights include the chicken fillet for dinner and the fish sandwich for lunch, which is served with lettuce and tartar sauce.
