Lawrence neighborhood in growing and suburban west end
Gateway is a portal to Lawrence’s future. This neighborhood tucked into the northwestern corner of the city is among the communities that has been gradually built up over the past several years as Lawrence continues its westward expansion. The neighborhood has groups of contemporary suburban houses and modern apartment complexes set against a backdrop of rolling plains and acres of excavated dirt. “I would just say, overall, it’s a very homie environment,” says Sydney Jordan, a senior consultant for the Links at Kansas Apartments. “For us personally, we get people who don’t want to live super close to campus, especially those students who are a little bit older. We also have a lot of people who like that this end of town is expanding a lot. They all want to be put over here for all that’s new to Lawrence.” The Gateway area has over the past decade seen the addition of massive facilities like the state-of-the-art LMH Health West Campus and the Sports Pavilion Lawrence, a multi-purpose recreation center that’s free to all Douglas County residents. Other attractions that boost this community’s appeal include a neighborhood fishing pond, a small public golf course and a dining and shopping sector that will soon have Lawrence’s first Braum’s Ice Cream and Dairy Store.
Hilly neighborhood with modern suburban houses
The homes in this hilly neighborhood primarily consist of neatly arranged contemporary houses built within the past decade. They also show some Craftsman and ranch-style touches through their mix of wide and front-gabled roofs. Other common features here include stucco, brick and wood exteriors, arched entryways and multiple car garages. The homes are a mix of two-story builds and single-story slab houses, the latter of which have drawn elderly residents. “A lot of older couples move over there. That way they’re not dealing with stairs,” says Brian Sims, a home builder and rental property owner who lives in West Lawrence. Consistent with the rest of the West Lawrence area, the average sale price in Gateway is more than $100,000 over that of the entire city. Gateway, however, does have slightly smaller houses than some of its neighbors. Many property footprints here run between 2,000 and 3,000 square feet. Price points can go from about $470,000 for a 2,200-square-foot house to about $600,000 for a 3,200-square foot one. Townhouses can run between $350,000 and $400,000. Apartments, however, dominate the residential footprint here. The neighborhood has several brick complexes with attractive amenities like community pools. “A lot of people think we’re student housing, but we get pretty much everybody here,” Jordan says, adding that the Links’ tenants range from newlyweds and graduate students to retired couples.
Six Mile Chop House steaks and J. Wilson’s fine dining
Gateway lies just west of a shopping area dense with chain brands like Walmart and the Dillons and Sprouts Farmers Market grocery stores. The Six Mile Chop House is a staple on this side of the city and well known for its steaks. Six Mile neighbors Johnny’s Tavern West, a late night hangout where regulars can enjoy pizzas and cold beers as they catch up on the latest in both local and national sports. In a strip mall with several more dining options is the Big Biscuit, a regional chain with many locations across this part of the Great Plains. Options range from fried chicken sandwiches to French toasts topped with strawberries, whip cream and syrup. “For people looking for more fine dining, I recommend J. Wilson’s. They have a fantastic restaurant,” Jordan says. J. Wilson’s is another option for steaks, but the restaurant also serves seafood along with a selection of wines, house cocktails and local craft brews. Many in Gateway also take West Sixth Street to go directly to downtown Lawrence to enjoy its eclectic bar and dining scene.
On the doorsteps of the Sports Pavilion Lawrence
The main recreational destination here is the Sports Pavilion Lawrence, a 181,000-square-foot facility complete with amenities for several sports. The expansive recreation center has eight basketball courts and twice as many volleyball courts. Joggers looking to stay fit during the winter months can opt to run on the facility’s indoor track. An indoor arena allows youth soccer players to work on their skills. Like other conventional gyms, the center also provides a variety of weights and cardio machines. Outdoor amenities included lighted tennis courts. The facility was the result of a partnership between the city and University of Kansas Athletics. Practice facilities for several KU sports neighborhood Sports Pavilion Lawrence and include a 2,500-seat soccer stadium and an 1,100-seat baseball park. The Links apartment complex also allows the public to book tee times on its nine-hole course.
Highly rated schools and STEM activities
Like their many peers across this side of the city, students in Gateway can attend highly rated schools at all levels. They start at Langston Hughes Elementary School, which receives an A from ratings site Niche. The school offers activities like a summer music program that introduces fourth and fifth graders to a variety of instrument groups. The students then go on to Southwest Middle School and Lawrence Free State High School, which both receive A-minus grades from Niche. Southwest Middle students have in recent years taken part and found success in activities like Future City, a global middle school STEM program that challenges participants to build futuristic cities. Lawrence Free State is also known for its science and math emphasis through extracurriculars like its Women in STEM club. Niche ranks Lawrence Free State among the top 20 best high schools for STEM in Kansas. Gateway is also close to the Corpus Christi Catholic School, a private institution serving students from pre-kindergarten to eighth grade.
Weekly ‘Hawk Talks’ at local watering hole
In addition to its sports bar fare and entertainment, Johnny’s Tavern hosts a series of weekly events called “Hawk Talk.” The events have invited figures like Jayhawks men’s basketball coach Bill Self and local sports commentators to take part in Q&A sessions at the sports bar. The occasional talks occur in the fall during football season, in the winter for basketball and again in the spring for football.
I-70 commuter route and West Sixth connection to downtown Lawrence
The South Lawrence Trafficway on Gateway’s west end connects to Interstate 70, which commuters here take to reach Topeka and Kansas City. The Lawrence Transit offers alternative transportation and keeps a few bus stops along Overland Drive. West Sixth Street goes straight to downtown about 5 miles east of Gateway. Many here also take West Sixth to go to the Lawrence Memorial Hospital near downtown. For out-of-state flights, many here go to the Kansas City International Airport about 54 miles from the neighborhood.
